Babyblade - that’s good to hear, I’m just worried because this house is too small for us now and if I leave all of our stuff in rather than putting it in the car boot then it looks like there isn’t enough storage!
Also you sound like a sensible buyer checking out location/floor plan/photos before you book a viewing, I would too but have realised plenty don’t!! I think some people just want to have a nosey and I had one woman who was so rude to me whilst in my house I was flabbergasted! It has really put me off ever selling again, especially as it should have been so straight forward. I mean I’m not selling a mansion, it’s only £170,000 and a lot of the first time buyers seem to have unrealistic expectations with what you can get for that amount in our area. I mean we have a really big garden that’s not overlooked and for a new build that’s v unusual. I’ve had to try and take my emotions out of it all because I was devastated when our first sale fell through and it didn’t help that we have to walk past our new house daily and it had a big ‘welcome home’ banner across the front door for us for a while which was like a kick in the teeth!
I could have written this, my story is very similar to yours and also selling to a target market of first time buyers/investors. Lots of stuff now being stored in the car to stop the house looking cluttered. Good luck yorkie, it’s not a fun place to be in is it?! But it’s nice to know I’m not alone. Im finding first time buyers seem to look at about 20 properties but don’t actually seem to settle on one?!
I’m currently waiting to see if the ones that put an offer on our house earlier in the week come back (they said they’d let us know today if they could up it) but it’s giving me serious anxiety waiting for a phone call that will probably never happen (I’m so pessimistic after everything that’s happened). Anyway fingers crossed for us!0 -
Just popped in and noticed that my old post from over a year ago is at the top of the page, so thought I would give an update: The house went live in early September, but the EA made a proper mess of it in lots of ways. I also quickly realised that the buyers targeted by their marketing would invariably find my house unsuitable (because for them it would be).
I ended up canning them after the 8 weeks were up and went live with another, more competent and more suitable agent at the beginning of November. They found me some chain free buyers who were raring to go in mid-December. By this point, I had found a nicer house on a bigger plot and in a more convenient location, also chain free. My offer was accepted and we were ready to start the legal work just before Christmas.
We exchanged and completed simultaneously on the 6th of March, so pretty good considering that everyone took an enforced 10 day break over the holiday period. Suffice to say, it was a bit of a tense one (understatement!), and there were some very stressful moments along the way, but now, sitting comfortably in my lovely new home, I can say it was absolutely worth it!
The house I referenced in my post above was still on the market by the time we had completed, so I could have got it had I wanted. This one is much nicer though.

Thanks HanPop, all the best to you. We have spent the best part of this year on this, after spending over 3 months wasting our time on a buyer who just wasn't ready. I really want it to be over now!
Well done Bossypants! I'm glad it was all worth it in the end. I'm going to e joining this thread after xmas too. It will have been 2 years since the last move.
I probably won't have got to just kick back in this one as renovations are still on going although the worst is over
I actually love living here but we now need a bungalow.. not for us but our rescues are finding too many stairs a pain !!! Some number 18 coming up !!!0 -
Not sure if I qualify for this thread as I have already had two offers (from the same person) on my house! But they're a bit low.Having threatened to downsize over the last three years, I put my house on the market in August. I haven't had much interest, apart from the above offers, and also a friend who has always said she'd like to buy my house but is also waiting for a buyer for hers. She's has a lot more interest than me, though.I thought it might be difficult to sell my house. It doesn't help that finding somewhere to buy is also going to be difficult because I'm looking in a very small area! I last moved in 2002 and am keen not to make a mistake with this move.0

We put ours on the market a week ago and have had no interest so far . Before that we tried to part ex , had 5 viewings and one offer who then dropped out due to legal issues with the roads on our new build estate . Part ex fell through and the developer said our house was ‘unsellable’. Other houses sell in this estate so I don’t believe that’s true . But I’m not massively hopeful0

ours has been on the market since august. lots of initial interest but no viewings in last couple of weeks. our house would be very sellable if our vile next door neighbours moved away and someone tidied their place up! as it is we think we will probably have to take a financial hit and really lower the price in order to sell.
we are tied to one sole agent until mid december ....not sure whether to change to another agent then. any views on that?0 -
I’m in! house has been on the market for 4 weeks, 2 offers but not quite enough, neither party upped their original offers unfortunately. The first offer came in two days after putting the house on the market, starting to think we should have taken the money and ran!Exhausting keeping the house spotless with two dogs running around and it always seems to rain when we have to vacate for viewings! We have seen a house that I might have fallen a little bit in love with (I tried not to) so really feeling the pressure now.Good luck everyone0
