Bumping this to ask if anyone else is selling at the moment?
It has been very quiet here with a lot of houses that would usually sell quickly sitting for months. Things really seem to have picked up in the last few weeks though.
As ever, anything reasonably priced and well presented has sold within a few weeks. I just wondered how it was in other areas.
I was expecting that my property would take longer than average to sell due to the local market currently, but have been heartened to see that we have plenty of viewings booked, and two offers from the first three viewings (one sadly too low and one not proceedable currently, although they have reduced their asking price after viewing and offering on our house so I am taking that as a positive).

Sorry for reviving an old thread but I thought others might need moral support at the trying to sell stage! Our property has been on the market for 6 weeks now (second time, we did have a buyer but they were not ready!). We have had 6 viewings, most disingenuous!
Just yesterday, one cancelled because they have found out that they can only get a mortgage for £35k under our asking price, also this week we've had one cancel because they've had an offer accepted on another property. Others which have come to look at it and decided it was too small (it's a one bedroom house!). I know people here often say that endless viewings are no hassle, and they would happily host them to eternity if it meant holding out for their asking price, but I think it's just bravado. I can imagine nothing worse. Even after I had accepted an offer for my flat, the buyers kept on returning to show their family etc, so I needed to keep everything tip-top, just in case they changed their minds. My house has been on the market for just coming up to 6 weeks. We've already dropped the price and have had 9 viewings to date. Feedback has all placed the viewer's considered value at more than we are now on the market for (one being £40k more) but all also mentions they want more living space. We have an integral garage so you do lose part of the ground floor compared to the first floor but if they want more living space they are looking at paying at least another £50k for something comparable just with a bigger downstairs.
We've also found that most of our viewers have a budget of £50/£100k more than our house so on that basis it probably is smaller than they can afford. I almost want to tell the agent to actually run through the ground floor measurements with them before booking a viewing because it's so frustrating cleaning and leaving the house for viewings just to keep hearing the same thing!0 -

I completely feel your pain! Don't people look at descriptions and floor plans anymore? I don't mind leaving the house tidy generally, although sometimes I would rather just leave it! I have a very good friend who is an EA, lives nowhere near me .
He comes down to take photos as he takes so many and then we discuss a price , we both know roughly what its worth so we agree the strategy
I have difficulty with viewers as I look after rescues and invariably it will be feeding time for at least one lot.
I have proceed able buyers only , mostly ones who have an offer on theirs which can be checked... it cuts down the carpet wipers
I allow 2 viewings from them under offer and one just before exchange and that's it ...
Selling can be a very stressful process just getting a prospective buyer so be in control from the start
My last buyer pulled out because we couldn't guarantee exchange due to a problem on my purchase and they were completing on theirs and moving to air b'n'b
As soon as they did I put it straight back on RM pretty much immediately ... they got a bit stroppy especially as we "let another viewer have a look" or just inferred we did and they soon came back on board swiftly .
Thing is if someone wants your house then they emotionally attach themselves fairly quickly , but when it slows down everyone starts throwing a wobbly threatening all sorts
Keep things to your timetable without being difficult and stay in control ... if they back out at the first problem it's best they do it at the start rather than later on
Check your pricing as well with actual sold prices with roughly the same layout . what feedback you get won't necessarily be the truth, if it's priced properly then it will sell ..very few will actually tell you it's over priced0 -
I’m in the horrible position of selling at the moment too and I hate it! Long story short - put house on market in Feb and sold within 6 days, 15 weeks later buyer pulls out on day of exchange and we were devastated. We were buying an already built new build and they waited for a while for us but we didn’t get a proceedable offer in that time. We have had 21 viewings since June and it’s been a nightmare!!! I’ve got 3 children aged 4 and under and keeping the house to ‘show home standards’ is killing us. So much so I just want to give up and take it off the market. The EA are at a loss as to why we haven’t sold yet, price is right etc and said we should have sold 10x over. All feedback we have received is about how much everyone loves our house but too close to town (15 mins walk away)/too close to train station (again 15 mins walk away)/don’t want to live in that town (err why view there then) can’t get the mortgage/want to buy a Victorian house (ours is new build so why are you looking here?) - so as you can tell we’re fed up!! We did have an offer on Tuesday BUT they’re making us wait until tomorrow to see if they’re going to up it whilst they ‘sort things out’. But right now I have no trust in anyone after having had the rug pulled from under me when the first buyer pulled out a week before we were meant to move. This whole process has really made me bitter lol.
Anyway we have another viewing Sunday too.

How tough for you, if it's any help the state of a house never bothers me , I look at every factor well before , so floor plan, location , and price is far more important over boxes of toys all over .
Viewing is the last thing for me.
The last 2 houses I never saw before moving day ... good job as this one was/ is still a wreck !!0 -
Babyblade - that’s good to hear, I’m just worried because this house is too small for us now and if I leave all of our stuff in rather than putting it in the car boot then it looks like there isn’t enough storage!
Also you sound like a sensible buyer checking out location/floor plan/photos before you book a viewing, I would too but have realised plenty don’t!! I think some people just want to have a nosey and I had one woman who was so rude to me whilst in my house I was flabbergasted! It has really put me off ever selling again, especially as it should have been so straight forward. I mean I’m not selling a mansion, it’s only £170,000 and a lot of the first time buyers seem to have unrealistic expectations with what you can get for that amount in our area. I mean we have a really big garden that’s not overlooked and for a new build that’s v unusual. I’ve had to try and take my emotions out of it all because I was devastated when our first sale fell through and it didn’t help that we have to walk past our new house daily and it had a big ‘welcome home’ banner across the front door for us for a while which was like a kick in the teeth!1
