Best Way To Object A Planning Application? Hes At It AGAIN!! UPDATED 19/06

    Try looking at:
    www.streetmap.co.uk (the grid lines go up to 500m)
    http://ononemap.com
    http://maps.google.co.uk/maps (has a distance measuring tool)

    Or a local A-Z or ordannce survey map (from a petrol station or WHSmiths) will have gridlines to scale which you could measure with a piece of thread and a ruler.
    I'm not cynical I'm realistic :p

    spoken to my local councillor again, and he says get natural england involved anyway.

    I am also going to speak to my local landscape and tree officer tomorrow morning.

    I will call as many people as possible, and get as many objections as possible.

    Unfortunately, the location is just outside the 400m zone (it's about 530-550 metres away from the nearest point of the SSSI. If it was the other end of the road, it would be in it.

    I'm working on some more pointers for you which I'll post up in a moment. I don't live that far away from you so will put in an objection of my own.

    damn shame about teh exclusion zone, but i think i will still get in touch with natural england, they seem to object to these things anyway!! I will tell them about the bats and wildlife on the wasteland bit and the trees!!

    If you have seen a bat, then there'll be others there. The law is quite firm on the subject - you can't even disturb their flight paths too and from roosts and feeding areas. Policy ENV13 of the Council's local plan says:

    ENV 13 DEVELOPMENT PROPOSALS ON LAND SUPPORTING A SPECIALLY
    PROTECTED SPECIES OR ITS HABITAT WILL NOT BE PERMITTED UNLESS THE
    REASONS FOR DEVELOPMENT CLEARLY OUTWEIGH THE NEED TO
    SAFEGUARD THE SITE. WHERE DEVELOPMENT IS PERMITTED, PROVISION
    SHALL BE MADE FOR THE RETENTION OF THE SPECIES IN ITS EXISTING
    HABITAT, OR IF THIS IS NOT POSSIBLE, ITS SAFE REMOVAL TO A NEW
    LOCATION. WHERE DEVELOPMENT IS PERMITTED, THE COUNCIL WILL
    ATTACH PLANNING CONDITIONS OR PLANNING OBLIGATIONS TO SECURE
    THE PROTECTION OF THE SPECIES.

    So make sure you include this policy in your objection. With the wasteland and the oaks next door have you heard any owls? Is it a haven for sparrows, starlings etc. which are now on the endangered species list in the UK. What birds etc. use it. What's the surface of the wasteland like. Is it likely to support sand lizards or slow worms or other types of lizard? If so, these are other protected species which will help with the objections.

    Have you made a request to speak at the committee should the plans go there? You say the Councillor will call it in, but make sure he/she only calls it in if the officer is recommending approval. If the officer refuses it on delegated powers, then you don't want the committee to have the opportunity to debate on it and possibly overturn the officer's decision.

    The actual plans for the application aren't online yet but as soon as they are, I'll have a good look and get an objection off.

    there are definately slow worms in there, as i rehomed some in there that were found under a pile of leaves when we first moved in.

    I havent seen any bats since last year but i dont go out the back very late at night. Is there anything i should be looking for, and tell tale signs that they could be there?

    i could take a picture of the wasteland and put it on here?

    The undergrowth is just densly overgrown bushes and groundcover plants etc... a lot of ivy and bramble. There are foxes there i think.

    Took a drive out and had a look at the property. Blimey, it would be horrible! Have written a letter of objection and will get it posted in the week.

    As to bat spotting, they usually come out at around dusk and then return to their roosts just before dawn. They particularly like warm, still nights when the flies are out (that's what they feed on). They tend to use trees like the ones on the wasteland to flit along as a sort of corridor.

    If you just sat quietly in your back garden just as dusk is turning into night, you might spot them. Street lamps are good things to watch. A lot of insects are attracted to the light and you can often see bats swooping in to feed on them.

    Don't be scared of them. They are extremely agile creatures and will skillfully avoid you. I find them fascinating. I have a bat detector (a gizmo that picks up the ultrasonic sounds they make and transforms them into sound humans can hear) and often sit quietly in my back garden listening to them. It's quite amazing how many will be around you yet you don't realise they are there.

    i might have a go and bat watching then tonight :eek: :eek: the one that was near me last year was just wooshing over my head and you eard a big 'whoosh whoosh' from its wings.


    did you see the trees i was talking about? there must be a load of wildlife in that wasteland bit

    I hate being so overlooked, and would hate it even more if it wasn't there before.
