Just to say that I've seen the plans for the proposed development and it's not just a matter of privacy/overlooking.
The new property would ocupy a ludicrously small plot, partiucularly when compared with all the other properties in the area. In addition, the plot for the existing property would be substantially reduced too.
The LDP requires that new developments are on substantial plots, with large rear gardens, to maintain the current character of the area. In view of the "double-whammy" which would result in two properties with small plots, there's a reasonable chance that this will be turned down IMHO.Warning ..... I guess you mean that the appeal system is biased in favour of the applicantsas objectors have no right to appeal if PP is given???
That said, I think the Planning system is vastly improved by the LDP, as this gives those against the development grounds to object.

I have shed a couple of tears today whilst writing another handful of letters. I really dont want a house there, I can take a bungalow but not a house. We would move if a house went in, and that would be very very sad for mr divadee as the property was his nans before she died and then we bought it.0 -
i have had a thought overnight.
How long do the council have to put up the planning notices near the site for development. Nothing has been put up yet, anywhere that i can see anyway?

Diva, you say there are no badgers, but if you're in Jumpers, being so close to St Catherines Hill and the river, there are bound to be bats using your gardens as flight paths, foraging areas and, possibly roosts. Bats are endangered species and are heavily protected by law. In fact, if work is done on a house (or it's about to be demolished) and bats are found, Natural England need to be involved.
It might be worth putting in your letters a statement saying you believe bats use the area and ask the question of whether or not Natural England (previously known as English Nature) have been involved and if a bat survey has been carried out.I am the leading lady in the movie of my life

there are definately bats around, as one flew over my head last summer and scared the life out of me :eek:
but i dont know where there nests or foraging areas are.
mr divadee did mention that there is an exclusion zone set around st catherines hill 400 meters or something, so we are trying to find out if it falls under that. If any part of the property falls under it even an inch nothing can be built. But i really dont know how to find this out.0 -
What about setting up a local residents' association (if you don't have one already) and have a letter of objection go from that? Might add additional weight.0

wow thanks for that. reading that refusal of planning permission. I am wondering wether to get in touch with the local landscape and tree officer, as the plot directly adjoins a wasteland plot that has 4 oak trees on it all with preservation orders on. In the case you staed he objected as excavation could cause damage. I have also stated this in my objection, but to get an objection from a tree officer would be great.
how would i find out if we are within 400 meters (without getting a very very large tape measure :rotfl: ) i have been searching for like a map to show the area, but i cant find one at all. If i can prove its in teh exclusion zone i will get english nature on board.0 -
