Re: tenants - of course I will do the necessary research there and play it by the book. Remember that far more tenancies go perfectly smoothly than go sour and that most tenants who sign a contract with a one month notice period will keep to that if the owner and young baby wish to return.

errrr...........so if that's not true then > 50% of tenancy scenarios go against the wishes of the owner. Surely it's safe to say there be lot less landlords around if that were the case. I know I've never heard of a problematic tenant (in terms of vacating the property) first hand.

I'm not - I'm just saying seeing everything as worst case scenario isn't ideal either and surely that's exactly what I should be planing based on - the likelihood of diff scenarios. Either way there are a whole bunch of other options if she does want to move back and we need to go via some kind of eviction process.0
