    IMHO, I'd say if this is generally a good tenant whom pays her way, keeps the property tidy, then it's easier, less hassle to just install a gate and keep her happy. Remember good tenants are hard to come-by.

    Agreed 100%. Fitting a gate is not going to be a big or expensive job.

    using that argument the tenant can pay then.

    The LL does not have to fit a gate, if there was already a gate there then the LL could be help responsible for repairs, and if the child were to have an accident because of lack of repairs.

    Quite, the point i was making is that the LL who should understand all the small nuances of running a business shouldnt really need advice from strangers on a forum via his friend before knowing wether he HAS to provide a gate or not
