    Which is why I took advice from a reputable estate agent and solicitors. I can't know everything myself and must trust that professionals know what they are talking about.

    You can learn the basics though, for your own protection if nothing else.

    That's the whole point, it was a long way off the good condition it was in when they moved in.

    And that's legally acceptable. As you have the right to seek remedy via the deposit and the courts.

    Grendel, you have a very good chance of the adjudicator agreeing with you and deducting from the deposit. The key thing as it’s been said is to make a good case and find the right balance between sharing enough evidence to make your point but not too much that it gets lost.

    The main document you need to share is the agreement, the inventory when they moved in, which should be signed by the tenants and pictures of how it was left. It doesn’t have to be signed but you need to prove that they were taken on the day they left or very shortly afterwards. If the pictures reflect that the place was neglected in terms of cleaning, then their claim that the mould had nothing to do with them is not going to hold much. Does the agreement says anything about gutters? Whose responsibility is it to keep them clear of clutter? Re. cost of cleaning, did you pay for someone to do so or did you do it yourself. Always easier if you do have an invoice, but saying that, you can cost it yourself and that would still be considered. Re. the oven, this might be more difficult as indeed, you would need to evidence that it was rendered useless due to the lack of care, which is a difficult one. My advice is make sure the photos really reflect the state of the place as you look at them as you saw the place, but someone who didn’t might see them differently and probably much less drastically than the reality.
