Morning all,

This got me wondering as there was a little misunderstanding at the weekend with a house viewing.

The agent called late Friday to offer short notice viewing Sunday morning. I advised I would be delighted to come but I would returning from an agility event so unlikely to be in a fit state to attend and would arrange another time. The agent assured me it would be fine he was going to do the viewing.

Arrive. Ring the door bell and this perfectly coiffed lady, bare feet, skinny jeans pink glittery slouch top, immaculate hair in a messy bun, make up perfect, false lashes, gel nails - a very girly girl in her late 20’s.

She looked me in horror. Baggy jeans with paw prints, a fleece with a big agility logo on it muddy hikers and hair that ’stig of the dump’ would have been proud of.

We were both mortified. I quickly explained I had been told it was going to be an agent accompanied viewing and that I had warned him. I pointed to the clean ballet flats I had brought (downstairs was all wood flooring) and apologised then she said the only thing she said for the whole viewing…..

‘Oh don’t worry, I don’t judge’ – in a tone that said quite the opposite.

House was nice enough if you got rid of the ‘keep calm and’ plaques, pink everything and wooden ornaments which ordered you to get naked, bathe, breath and sleep scattered all over the house.

I genuinely believe that even if we made an offer I don’t think she would want me in her house! Lol It’s a seller’s market here so she will get to pick and choose and I don’t think I will be making it on to her list.

So it’s been playing on my mind as I thought……. I bet there have been some people, after they turned up that you just thought – good gracious not in a month of Sundays would I sell to them.
Please note I have a cognitive disability - as such my wording can be a bit off, muddled, misspelt or in some cases i can miss out some words totally...

    At the end of the day, regardless of what the seller thinks about the intended buyer, they would be stupid and very shallow imo to lose a potential buyer because of how they looked, appearances can be very deceptive as we all know.

    I wouldn't care who bought a house that I was selling, if they could get a mortgage I would sell, but then again, I am not shallow and don't go by appearances.
  • Personally, how someone looked would make no difference to me. What does make a difference is how serious you seem, we've had our fingers burnt by wishy washy sellers and buyers, and now, first impressions count, but only on a personality level, I don't care how you look in the slightest. The house we're in the process of buying, the agent says we were the first people the vendors were even remotely positive about. We were very interested in the house and asked lots of questions that you only ask if you are actually interested, so that may have made the difference.

    No. It would be complete lunacy to judge the quality of a buyer (or seller) by their appearance.

    Well if the house suits I hope you get to buy it, she is selling bricks and mortor, never judge a book by its cover and all that.

    I also can never understand why people also stage their houses for sale............to me it is daft............as generally you are not buying the stuff inside the house

    I'd like to think I wouldn't, but I have absolutely no doubt that some people out there would. There's an emotional attachment to a house that you've lived in for a long time that, for some people, is best soothed by knowing that someone "like you" is going to live there after you.

    I suppose we all make judgements, mentally if nothing else. Question is would it stop me selling? If I thought the potential buyer would be nothing but trouble, argumentative and then pull out or lower the offer late in the process then I would instruct agent to continue marketing the property until potential buyer had proved they were serious, but nothing more than that.
    But selling a house to me is a business transaction, if I really didn't want or need the money whatsoever then yeah, I'd probably factor in what I felt about the buyers and let the nicest people buy.
    Can't be many sellers like that though, or I'd keep getting offered everything I look at at knock down prices I'm such a nice, (despicable apparently) property renovating guy.
    Mr Generous - Landlord for more than 10 years. Generous? - Possibly but sarcastic more likely.

    Where I live, the two richest people in the area, with 100s of acres and multiple farms, look similar to your description, but in a more 1950s sorta way.....;)

    Having met many purchasers, I can see the sense in staging a house, although it can be overdone too, especially if the dining table is set out for a formal dinner of at least 3 courses at 10 in the morning etc.

    As for 'breathe,' 'relax' and similar exhortation ornaments, like bookcases, or the lack of them, these give important clues to the mental ability of your seller and should be welcomed.

    Don't worry.
    The money-laundering checks which your two solicitors (yours and hers) are obliged to undertake will reassure her that your money is clean.

    Or you could always book a second viewing and this time wear your best LBD and your Manolo Blahniks...?

    I think sometimes you judge on whether you think they're serious buyers. But I wouldn't judge on looks/appearance as I think appearances can be deceiving.

    You're worried about being judged but the majority of your post is judging the seller :rotfl:
