Realistic scenario- dilema:
Fed up calling and getting "random" quotes

Realisticly Approved Pre-App drawings with measurements and presentation to council planners should be £3-4k max

I have none....

Phlease, phlease, anybody had an an architect, that one COULD recommend as sensible and reasonable and able, would you let me know of contact details?:)

I don't really mind if you agree with 10% or not, I am purely pointing out that this an average percentage an architect would charge for a full service on a small domestic job. You don't have to employ someone for the entire scope of their services, it's fairly common to get planning and reg drawings and nothing else, which would be around 70% of the overall fee and would include the pre-app within the first stage up to planning (or some will separate it out further and do it on an hourly rate, but it rarely works out different on the billing)

Either you pay for a professional to undertake or you spend your time sifting through different skill/knowledge levels until you find someone that has the right skills for the right price - but i'm guessing you will take a while to get someone that ticks the two boxes
