    12k for a pre-app? Was it Norman Foster who quoted?

    I've heard it said that professional fees could be up to 10% of the project cost.
    So a small 50k extension 5k, but for building a house .... maybe 12k all in not so bad?

    No, that was architects quote for a full service (not project management)
    £12000 for a full pre-app for the council, basic layout drawings and detailed specified drawings for the build with all amendments

    However, without being certain of getting a permission, makes it too big of an commitment

    the difference between as what those professional services include for the 10%?
    For what I need up to last stage of actual build... still steep as I certainly don't need management.

    All sensibly i need is just (basic layout survey) and drawings in accordance, that I fully anticipate will have to be redrawn, due to the notes from council planners "recommendations and conditions" post pre-app

    You should be able to get some basic concept sketches suitable for a pre-app for about £1500 maybe cheaper if it is similar to adjoining plots. Keep looking, you will find someone eventually.

    At the risk of sounding like a broken record, don't just look for full blown registered architects, widen you search to qualified architectural designers.

    You don't pay for work not done tho - you should ask them for a stage by stage breakdown of the fee as it might not be as bad as you think for the initial bits...

    I had good old chat with colleague about them things, as he's had his extension done couple of years ago and have got very good tips, where he laughed at £12k quote I had. Thought of calling him (Architect) earlier, but then, once, I got knowledgeable guide to prices (from 12- to 2k), I shall leave him to find somebody of more gullible proposition ;)


    On the way to do some "cold calling", sounded better on internet, than actual bit of daunting task to do...


    Still, anybody could/would know architect or not qualified one, interested, I'd love details! I really need to get going with it, as even bank will want those


    After all of researches so far, I coming to the terms of pricing as measuring, basic drawings, with research (has been done) and submission for pre-app in my very small build scenario shouldn't be more than £2k.
    Whilst full technical drawings, surveys for a full planning permission shouldn't be more than £5k no more than 4k with planning permission approved, with basic drawings

    You will always get people telling you it should be cheaper, or you should have gone to this guy, or you should have just let the builder do it.
    You have a particular situation that needs a good grasp of local planning so sometimes you have to pay for that experienced hand to get an approval rather than trust it to an unknown quantity, but the choice is yours!

    A rough guide for a house for architects fees would be 8-10% of the contract value, so if you were going to get a 100 sqm house, based on around £1500 a square meter (don't know your area for prices tbh) - you're looking at a contract value around 150k
    The architects fee would then be around 12-15k
    split roughly into:
    35% up to and including planning submission
    35% up to building reg approval
    and the rest on Tender/site/completion stages (and usually just charged on a time basis)
