    Also can the garage fit a modern car?
    It doesn't look like it does.
    Not a problem if you just plan to store things in it but it might be a problem if you do plan to park in it.

    Bedroom sizes are defined by law.. (yes, for all houses, flats - not just rental but also owner-occupied, families staying with mum etc etc ). See

    The minimum floor area considered enough for your family is:

    50 - 69 square feet (4.6 - 6.5 square metres) for 0.5 people
    70 - 89 square feet (6.5 - 8.4 square metres) for 1 person
    90 - 109 square feet (8.4 -10 square metres) for 1.5 people
    110 square feet (10.2 square metres) for 2 people

    1 room for 2 people
    2 rooms for 3 people
    3 rooms for 5 people
    4 rooms for 7.5 people
    5 or more rooms for 2 people per room

    Strangely Estate agents (and letting agents) don't seem to know about this bit of law... Funny that.

    I would go round & measure the rooms myself - even estate agents usually say measurements are approximate. On the basis of their numbers I think....
    Bedroom 1 - 1 person (i.e not a couple)
    Bedroom 2 - 1.5 persons (i.e. not a couple)
    Bedroom 3 - 0.5 person

    In case you were wondering, 0.5 of a human is someone aged 1 to 9 years old.

    When you know the sizes ask agent his views and is he aware of Housing Act 1985 Part X, s324 onwards...

    Incidentally home-owners can get fined and criminal record for overcrowding: Sadly not aware this happens.

    Good job this law was not around in the 1950s/60s as lot of families I knew would have been guilty of overcrowding. I bet there are millions of main bedrooms with a floor area less than 110 sq ft

    The guidance says that that is the minimum floor area for your HOME not for any one bedroom. Looks like that includes bedrooms and living areas but not kitchens/bathrooms. So, for a couple, as long as the total living space/bedroom space is 10.2 square metres or more then it's legally fine, and it can be just one room.

    I've also got a 3 bed detached and the bedrooms are around the same sizes as yours, if not smaller.

    Yes, I would like bigger bedrooms and I am sure it will put some people off, but I knew that I was going to stay here for the long term.

    If I could have found a detached 3 bed with bigger bedrooms then I would have bought it, but I couldn't and being detached was my main priority.

    Whenever you buy a house you have to compromise on something unless you are building it yourself and I had to compromise on the bedrooms.
