I wouldn't worry so much about the size of the bedrooms - the living room's only 12'11" x 11'7"!0

If people want a three bed, detached house, they can't get cheaper. If people are looking at massive three bed detached, they could afford a similar sized four bed detached with similar ground floor space but smaller bedrooms or even a better sized semi. More options to them.

I like your idea about the extension as well. I don't plan on this being my "forever home", so it's unlikely I would want the expense but it certainly gives me options.
I don't know when the windows were fitted but they didn't look like new frames so possibly still the original ones.0 -
Are they leaving the two matching dressers?
with those and the wardrobes there is already more storage than a standalone robe.

Smoke alarms are key to getting out quickly, more than having to jump out of big windows upstairs.
The "Nest " ones are amazing. They're about £80 each but in an entirely different league to the ones you end up smashing up in the middle of the night because they don't stop chirping! I highly, highly recommend them. They talk to you if it thinks it's just your dinner burning, and no tea towel waving - they can be controlled from an app.
Hardwired. Hopefully the ones in there already are, given that the house is modern.Everything that is supposed to be in heaven is already here on earth.

AS it stands the room is 9 .6 feet .A standard double bed is 4.6 ft. This leaves you 5 feet to play with .

This is just a thought but as you say an extension would give you options. So that would be a great selling point when you come to sell because your buyers might think the rooms are too small but then think why not buy it and maybe put an extension on.
Have you thought about maybe putting 4ft beds in the rooms or in your guest room instead of 4ft 6 beds? That would give you a little more room around the bed to walk round. Our rooms are small so we have a 4ft bed and our guest bedroom also has one. They are great for saving that bit of space.

Looks ok to me. I think it might be best to keep the wardrobes - fantastic storage - and maybe just lose the drawer units to give more space around the bed. You've still got room for a bedside drawer unit next to the bed on the window side, and the mirrors are already on the wardrobe doors.
Good idea on either 4' spare bed, or sofa bed, depending how often it will actually be used.
Removing the ensuite would be beneficial, but might affect value in the longer term.0 -

I'm desperate to move out of my current house so think I'll go for it and take some of the suggestions on board.
Just the fact that you don't all say that it's unliveable is re-assuring, as it means if/when I do come to sell there will be someone who'll want to buy it.
