Bedrooms too small?

I'm driving myself crazy so just after some other peoples thoughts.

I've accepted an offer on my semi and have found a detached house that I quite like that is just within budget.

The main thing that is stopping me from being certain it's the house I want is the small bedrooms. I can't link, but this is the house:

rightmove co uk/property-for-sale/property-55676174.html

Even removing the fitted wardrobes from the master bedroom, it still only makes it 11 ft 6" by 9ft 1". To me that seems very small and I'd struggle to get a wardrobe in there.

Does anyone else have bedrooms of this size? Is it actually suitable or am I right to be concerned?

Thanks for any thoughts.

To be fair, that room has plenty of wardrobe and must have had a double bed in it, so it will fit. Fit, being the operative word. You won't be luxuriating.

Any three bed with larger rooms should be more expensive. It is certainly on the petite side of three bed houses with 400 square feet upstairs. From my building experience, 10' by 8' is the bare minimum for a double with a one piece of furniture - and I'd cry if that were my master bedroom!

New build bedrooms. Urgh. I'd be happier in a semi than with that, but I have a sizeable husband and family.

Typically for a newer build, bedroom space has been sacrificed for a second bathroom. Excessive imo when there is a downstairs WC.

It would make a lovely walk in wardrobe and make the bedroom much more spacious!

It's crying out for a side extension, ultimately, to balance upstairs and down. Even if it's to add an ensuite and make one bedroom bigger. Future project, perhaps.

    I'm liking it more, now.

Have you tried marking out furniture size with tape on the floor, so you can see just how much space it will leave you?
And is it just you? If so can you use another bedroom as a dressing room?
Newer houses do have smaller rooms, and I know a few people who use another bedroom as a dressing room as the main bedroom won't fit a wardrobe.

Has it had new windows at some point? They don't comply with regs for fire escape.

Edit: the windows on the house just in shot to the left on the main photo has different, compliant looking windows.

  • Hi everyone.

I tried marking out on the floor and it looks like I could fit a bed and a small wardrobe but as has been said I wouldn't be swinging any cats in there.

It is just going to be me so I could put a wardrobe in the other room, but I need to have a double bed in there too for guests and that room is even smaller.

I guess what I'm thinking is that I can make do with it, but if I come to sell it am I going to struggle to get buyers because everyone will be thinking like me?

Why couldn't they have just made the house a couple of feet wider????

How many people are planning to live there? We lived in a similar sized house and with two adults one child it was fine, but it wouldn't have worked for teenagers/adults.

"Bedrooms too small" was a common criticism we heard when selling our 1990s house.
Our bedrooms are not large but in our opinion this is not a big deal, because we only spend 2 x 5mins per day awake in the bedroom.
So long as walking round the bed to get in does not involve squeezing your legs against the wall and bedframe, any more is nice by not essential.

I think the bedrooms in your linked house are fine.

It's easier to sell when you're priced at the bottom of a marketplace than at the top.

If people want a three bed, detached house, they can't get cheaper. If people are looking at massive three bed detached, they could afford a similar sized four bed detached with similar ground floor space but smaller bedrooms or even a better sized semi. More options to them.

Best place to be is where people can't compromise on key features, so are pushed - just like you are!
