    Yes, the LU7 postcode district of the LU-for-Luton postcode area is Leighton Buzzard and around. Nobody's said otherwise.

    But it's still part of the LU-for-Luton postcode area. One rather poor attempt at a joke, which brought a denial from you - unfortunately, that denial was based on a factual inaccuracy, which is starting to possibly imply a hint of snobbery with each additional protestation...

    Hey, could be worse. Just look at some of the expensive areas SL-for-Slough covers. Even Her Royal Lizziness has a Slough postcode.

    FWIW, I used to live about two miles out of Luton - and had an SG-for-Stevenage postcode. Or about five miles out, with an AL-for-St.Albans.
  • My previous neighbour always boasted that our postcode (WV6) covered the 'best' and most expensive part of our city. He neglected to say that it also encompassed some of the worst!!

    Even at older age - and with access to the Internet - things that haven't been anticipated can still arise and can sometimes be very specific to the area we are living in.
    Yes, housing policy can change....rapidly.

    Not so long ago, building in villages like mine was very difficult, only odd infill plots going through the planning process.

    They lost the school, the PO and one of the pubs. Places like this were dying on their feet with planners seeking to keep development in the towns and cities, as it was 'ecologically unsound' building here. So there was unsatisfied demand and youngsters were priced-out.

    Now, rural councils are charged with finding places for additional homes, changing the development boundaries, if necessary. This has caught a few out who thought their patch was sacrosanct. In our village the plot for 35 new homes is a green field right next door to the most expensive properties. There will be 'affordable' housing.

    Just a few years ago, no one would have put money on that!

    'course, it doesn't mean those properties will ever be built - because somebody needs to build 'em and sell 'em. Our village has had the requirements upped from 4 to 19. I doubt we'll ever see more than a tiny handful - probably just the ones where somebody's dusted a wreck of a barn off and suggested it as a "plot".

    I don't know how much you paid for your house but whats another £1,400 on that for independent advise. You saw the £ signs and fell for it - there is no excuse for this. Did you really believe they would act on your behalf and tell you any pitfalls off the house against the developer?

    As others have said you might have been no better off, you might have got a 'just do the minimum you have to do' solicitor anyway but at least with choosing your own you would have stood a chance of being warned of the pitfalls.

    When I purchased my house my solicitor was fantastic, they explained everything in detail not just what the paperwork said but what that meant in practice and could mean in the future, some of it I was aware of and could figure out myself but I was still grateful for the clarification. Was I lucky? maybe a bit but I also choose my solicitor carefully on recommendations, they were not cheap (alot were quoting less) but as my house is the most expensive thing I will buy I was not going to skimp on the solicitor / surveys etc.

    I'd put money on it that they will. There's a real boom in building here at present. As I posted earlier, 95 houses are already under way in the nearby town.

    We have some of the best schools in the county and awards in some of those ridiculous 'Best Place To Bring Up a Family' polls, so demand is pretty good.

    EDIT: However none of that matters to those in the houses bordering that field. So long as the planning exists, their houses are blighted to some extent.
