As you most likely guessed a choice of 3 representation options were provided to us by Persimmon with an incentive attached. If we used one of the 3 solicitors they would pay £1,400 towards our legal fees. They explained that this would help speed things up hence why there was an incentive in place but the solicitors would obviously represent our best interests and not the house builders.

I am confused as to why some people are saying it is obvious that if there is a field near by that it WILL be built on. I have lived in a house surrounded by fields my whole life as have many of my friends and family, Leighton Buzzard is renowned for it. Its a town not a city. Why would this be obvious?

As for all of the comments about knowing better and doing our homework we did to the best of our ability and received little involvement from the solicitors.
We read through our paperwork and searches but to someone without any experience in property or planning it was not clear that the new build site in question was not one of the new build sites that we were made aware of (both Taylor wimpy).

I am sure that with the experience that I have in other areas there are lots of things that will appear very obvious to me but not to others, I wouldn't condemn these people due to lack of experience.

Then i'm afraid there is nothing more here but to learn the multiple lessons...

Sorry I didn't think that you were allowed to post specifics. I am new to this.

    Post code is LU7 9HH

Here is a link on the Taylor Wimpy website (I can't post a link) and the development is called Leighton Buzzard Off Grovebury Road

We have read through our searches and we are all still very unclear as it starts that a development was approved for Taylor wimpy to build 400 and something new homes BUT they already have 2 sites that are called the same thing and are to the right of us so we thought that that meant those ones, it is all very unclear and sneaky. This development is quite a way away and if on the left of us.

I'd be more worried about having a Luton postcode.

Some comments on here appear harsh, considering most of us have been trusting and naive at some stage in life. The internet and easy access to unbiased information hasn't been around that long.

However, it is usually obvious that expanding towns with reasonably vibrant economies will move into the areas of least landscape resistance, but it isn't always cut & dried when this will happen.

My family had a property next to an obvious new build site, but due to contamination issues, it took about 25 years before the 'open-ended' cul de sacs were joined to a new estate. Ours wasn't one of those, as joining would have required demolition, but on the roads affected, I think people were lulled into believing the situation was permanent.

We usually warn people on this forum to choose their own solicitor, not the ones selected by agents or developers, but even if you do, they might be a dud. I remember how I chose my first conveyancing solicitors; they were simply the ones I walked past every day!

Leighton Buzzard is a decent town, far removed from Luton(for now at least)

    Very true!:T

Even at older age - and with access to the Internet - things that haven't been anticipated can still arise and can sometimes be very specific to the area we are living in. Cue for a worried person (in my agegroup) asking me what I thought about possible problem that might arise in this area earlier this week - to which I'd already formulated a plan to deal with it if it ever arises:)

Umm, what do you think LU stands for, if not Luton?

Many of us have been very concerned about overpopulation, including David Attenborough, ever since the turn of the millennium or 1997 to be precise. Nikstar, why have you not linked the ever growing population with housing need?

Nimby ism or naivety, either way it is a lesson learned.
