Trouble with letting agent - ending periodic tenancy

    Worth asking of course.

    She hopes that landlord won't want the property to remain empty until he finds new tenants and for that reason would be interested in getting at least some money.

    But the LL could get double rent from you or her (or both)


    Or full rent from another tenant.


    It would be incredibly self deprecating to accept half rent.

    Agent has just informed me that landlord has agreed for my flatmate to stay at the property for one more month and pay her share of the rent and for me to return my keys at the end of March. The check out will take place at the end of April and the deposit will be returned after she has moved out.

    If I agree to this would it still mean that the current tenancy ends on the 27th March as per my notice or would it invalidate my notice?

    The LL seems to be offering a compromise. If you agree to the terms of the compromise offered, it seems that :

    * you (the joint tenants) will surrender the tenancy on (31st?) April, and LL will accpt the surrender on that date

    * the LL will accept 50% rent for the final month of the tenancy

    It's a good deal! Make sure it is agreed in writing with a fixed specified date.

    The alternative is that you rely on the notice you have served, which takes effect on 27th March. However, if you do not both leave on that date, then all the issues discussed above will arise.
