One thing that mortgage lenders can do these days is ask HMRC to confirm earnings via the Mortgage Verification Scheme. Lenders supplies HMRC with details of income given by applicant and HMRC says "verified" , "not verified" or "information unavailable". If they didn't get a verified response they may want more details like copies of tax returns or notices of coding to help to sort out why there's a difference.
Please do let us know how things go with this, whatever their reasons and desired information turn out to be.0 -

However people wrap this up either sugar coated or not, you cannot deny the reasoning behind the banks being risk adverse and why Family owned business are more riskier potentially than say working at your local Mcdonalds.
If you can't take the reality of things in the real world, perhaps an open forum is not for you. None of Thrug's comments have been derogatory and in fact they are reality.

I thought this would be a place where people would give helpful advice.
csgohan you don't seem to have read my responses properly. Had you done so you would see I have no problem with the lender asking for anything at all and I certainly don't think I have a right to any property.
I merely asked if anyone had any ideas how I could allay their fears so I will get a mortgage. I hoped people more experienced than me would be able to help.
I have now had a response from the lender but have decided you are right - an open forum is not right for me and I have found it stressful.
It is a shame as I have found this forum - especially when someone comes up with a solution - so helpful. But I really don't want to say anymore now.0 -

I have been following this thread but you mention you understand however there is always a 'but'. Whatever Thrug may say, it is what it is and nothing he nor I say will influence the lender.
The end of the day, your lender needs x,y,z, We on the internet forum can't give you this and let you know it's ok. No point in stressing about it.
Would it help the lenders and you if we all say you will be fine and you'll get an offer tomorrow???
Absolutely agree with the latter of your section, there's nothing a bunch of strangers on an internet forum can comfort or help with your lenders decision.
Perhaps you were looking for approval or likelihood for being successful, but I am sure you are well aware of the limitations of a forum whether here or anywhere else. We do not have access to your personal individual information
Also bare in mind any advice given on here is subjective and importantly free. We all have given up some times to think and respond.

The usual approach to check a family business is to obtain an Accountants Reference - not a major complication.
Faced with a family business, a lender will usually opt for signed/certified accounts or an Accountant's Certificate to ensure there is nothing untoward.
It is merely trying to ensure the applicant is not self-employed and trying to look like an employee to get round the two or three year evidence of earnings requirements.I am a mortgage broker. The company accountant has sent a reference and will be giving the lender everything they require. Meanwhile HMRC have been contacted and they are also sending proof of earnings (I am not sure what unfortunately as the accountant is doing this now) to the accountant and he will pass to the lender.
The biggest worry is all of this could take weeks and I might lose the property. There is of course no guarantee I will get the mortgage even after all this.
I am sick with worry and if I had any words of advice to anyone in my situation it would be if you want to get a mortgage it is obviously going to be best to work for someone else and not in the family business.0
