Exchange of contract's doesn't mean you'll start paying your mortgage on the new build. You only start paying mortgage payments against the new build once you have legally completed.
We reserved on 8th Feb, our build won't be ready until May. We're aiming to exchange contracts within 6 weeks.
We also live in a rented house, we won't be giving our notice to leave the rented house until around April.

    Hope this helps :)

Did you have to pay the deposit at the point of exchange? or only once the mortgage payment starts?

We're exchanging tomorrow and will be paying the deposit later today in readiness to exchange. :)
  • We have seen the plot that we love, just waiting for it to go on the market so we can reserve it and get on with all the other stuff.

Any advice before we start reservation and buying process with David Wilson?

Reserved back in July 2018 off plan. Had a build completion estimate of July 2019. Been informed it is now going to be September☹️!! Outside is done, just waiting for windows to go in this week!

Super surprised it is going to take another 5 months to complete the interior?!
  • Hi we are on a waiting list for a new build house due to be released August time. We are number 6 on the list! Just curious to know if anyone else has been so far down such a list and managed to get the house? Thanks
  • Hi I was wondering if anyone could give me some advice please.

My partner and I exchanged contracts end of April with completion on notice however the sales team have told us we are looking at June/July.

We are mid May now and were informed our house has kitchen and bathrooms fitted and they will be starting to paint today.

We took a sneak peak through the windows in the fencing yesterday though and no roads and pavements have been done yet. How long do they usually take? its so frustrating knowing the house is almost finished by still no more of an idea when we will be in!! plus sales team very unhelpful!

Any advice would be really appreciated.

    thanks!
  • Hello

    Need help!

Question regarding contract for the new build. Our solicitors rang us with intention to get contracts exchanged and told us that despite the estimated completion of the build is in October we will not be able to pull out of the contract for another 6 months without getting into penalties. Which sounds like the builders can hold the completion until April 2020 without any problem (for them) and we will just need to wait.

Is this right? (Upon reservation we were told that the completion max date will be November 2019).

LOVE my new build, some are exceptional build quality. Was supposed to be 6 weeks to exchange after reservation but it ended up as almost 8 months to exchange because of the utilities dallying about sewer adoptions. Been in a month and only one minor snag, what a good old school builder he is, uses the same small team all the time and only 10 houses with lots of space outside.Keep chins up all of you and don`t listen to doom merchants, some new builds are fantastic, make sure to get one of them if you can
  • Me and my wife have reserved a 3 bed house and we are having a nightmare with valuations. with 2 lenders coming back around 10k under the asking price and just today our mortgage broker done a application for Halifax so fingers crossed.

If all goes to plan we will be moving in 15h October 2019. I hate this sitting around waiting for things to be done and not being in control.
  • Hi
I’ve been reading this thread and thought I’d jump in. Exchanged on new build in April and was told completion due 14 June. This of course was delayed and new date is 12 July. Just got off phone with sales rep at site and he told me Nhbc due to go in for check on 28 June. Keeping everything crossed that this date doesn’t change over the next week. Wish I had some advice for you all but I’m a ftb and feel so out of my depth
