  • I feel your pain. All my furniture is crap in my student flat, seriously like from an old people's home or jumble sale. My landlord is cheap and has no taste!

    What some of them don't realise is that it is possible to get good quality for very low prices.

    Have a look at the british standard label on the mattress. If it says BS7177: 1996 for domestic use (low hazard) then it isn't the right mattress for HMO's (houses of multiple occupancy). The beds should conform to the higher standards for contract furniture. Try pointing them in the direction of the Residential Landlords Association http://www.rla.org.uk/rla.exe/html/suppliers/suppliers.htm?class=Beds+%26+Furniture where there are a list of suppliers who can supply contract beds at trade prices, and should be far cheaper than high street stores that many landlords probably go to.

    give the landlord a chance.in the last place i rented i just went and told them the mattress was hurtung my back.
    didnt look worn but was very soft.
    arranged a new mattress no problems. obviously depends on the LL but these were pretty professional re repairs etc so did it no probs
  • My daughter had a dreadful bed and mattress in her rented student house last year - plus many other problems and an unhelpful landlady (even though house was supposedly vetted by uni). They were a house of law students but still got nowhere - unsurprising that house not re-let this year as they put off all viewers with their tales of woe, thus depriving landlady of income! Good on you, those who complained - I think it is normally a skill that develops with age. No surprise that shower was fixed, damp problem reviewed (mould growing up walls), etc as more and more potential letters went elsewhere. Anyway .. the bed ... we got her a memory foam topper which made a remarkable difference and was rolled up and brought home with her at the end of the year. As well as comfort, she felt it was more hygeinic, given the state of the rest of the house. We were shocked at the state of it given the landlady's income but it was daughter's first experience of renting and she obviously viewed it through rose-coloured spectacles. Still, she has learnt her lesson and sometimes you have to take a back-seat as an interfering parent. Her new house has a double bed (will be checking that out when we drop her off!) and is rented out by a couple who only rent the one property so hope they will be more reasonable. Her brother is off to uni and taking the memory foam for use in his hall of residence as he is 6'4" and bed will be too short - do we have a leg to stand on with accomm office if we complain about that? I did embarrass him on open day as I asked about the size of the beds!

    That's shocking!! Have you told your landlord? Perhaps you should go for the nice approach first of all, he may respond to that but if not, you can get annoyed with him later. Be really polite, say you are worried about the state of the sofa since cutting your leg on it and highlight the most important things you think need attended to. I don't think you should complain about everything at this stage because he will be more likely to respond to a couple of things that need fixed rather than everything in the flat all at once.
  • My bed was stained in one of my student houses and my landlord replaced it when I complained....no problems. As long as you approach your landlord politely then you've got nothing to lose

  • i had a rubbish mattress in my old student house - told the landlord and he bought a newer one 2nd hand which hadnt had much use and was much better - that was good enough for me :)
