our estate agent did a great job for us 2 years ago. We would never have sold the house without him. So a lot of money (1.25%) but not be-grudged
my dd is up for sale now and her EA was very professional. He has done a very impressive set of details, all factual but the presentation is very polished without being smarmy. Again 1.25%. She has already had one positive viewer. Neither of these EAs sent/are sending time wasters around. Imo you can`t tar every EA with the same brush0 -

Any self employed job works the same as an estate agent.
take a look in any small market town and all the self emplyed shopkeepers are in the same boat. They have to buy the stock in initially and advertise etc. You could stand in a shop all day and people may not come in.
Then you have accounts etc to take care of and a lot work six day weeks. If you work for yourself, you could earn big and be your own boss, but it's tough hours and usually tough money.0
