Do you know what? I'm so bored of these "estate agents do no work comments". You try working an average of 50 hours per week....for nothing....if we don't sell anything.....name me one other profession that does this???

They make me laugh....especially coming from people who obviously have no experience of selling property.

And why can't we call it a profession, I've trained, got qualifications, experience and and damn good at what I do.

Anyway must dash got 2 more appointments to do before I go home and finish off paperwork and then prepare for working the whole weekend!!

Totally agree - Im working this weekend too. Hopefully you have a good one and sell a load!

Thanks, I'm sure we will, don't you know about you but we are really busy  :rotfl:
My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)

Yeah we are really busy too. There are less viewings and less houses coming to the market where I am but the viewers are generally better i.e. are actually buying rather than wasting our time and the vendors are actually selling i.e. rather than just taking a punt to see what money they can get, finding out they cant sell and coming off the market.
I think its actually making it busier on teh sales front as most appointments are well worth doing.

What were estate agent's fees 10-15 years ago? Nowadays it is about 1.5 - 2%.

First house I sold in 2002 was 1% + vat (very easy money then though as I had 3 above asking price offers within 2 hours of it going on the market - didn't need any details or advertisement at all - they did have to ring three people on their wating list though...) (Chester-le-Street, County Durham)

Second house I sold in 2003 was a flat rate of £1500 + vat (which was 0.65% of the asking price) (Chester-le-Street, County Durham)

I don't know about 10-15 years ago - I do know that I would find it very hard to pay more than 1% having never paid that in the past. If they were all insisting on more than 1% I think I would try the self sell it first....or maybe not. I don't know! I think they are definately worth 1%. I have no idea what the going rate is where I live now (Wiltshire).

If i had left it up to Estate Agents to sell and rent out my property then i would be thousands of pounds down.

One example is using an agent in Hastings to let a property. As it was just before Christmas, the agent obviously wanted a quick commission so suggested a rent of £30 less per month then it was actually worth (Which equates to a substantial percentage considering the Hastings rental market). I decided not to do this and had tenants within a couple of weeks at my intended rent.

In addition to this I had to push them to get it advertised on their website etc. I would expect this to be done the same day, otherwise i consider it to be extemely bad service (Considering their fee).

He may have been naive or just not that bothered. If you can't rely on Estate Agents to sensibly advise you on the local market, and to trust them to do a good job, do it yourself.

I've also heard this kind of story from many others, so I will not be using Estate Agents in the future. Customer service should be paramount.

This is always an interesting read from the BBC...

How many do you want? Anyone who is self-employed, small business, partnerships etc. only a few million of them in the country.
    A house isn't a home without a cat.
Those are my principles. If you don't like them, I have others.
I have writer's block - I can't begin to tell you about it.
You told me again you preferred handsome men but for me you would make an exception.
It's a recession when your neighbour loses his job; it's a depression when you lose yours.

The emphasis should have been on the "for nothing" part of the quote. Not many other professions would work and not get paid....which is what happens sometimes! I put hours and hours of work in and if the property doesn't sell or the client takes it off the market I don't earn a penny. This is why I don't understand EA's that don't work hard to try and sell properties....what's in it for them?

I have to find my work, if I can't find any, I don't make any money. Same goes for everyone from Architects to SE Gardeners. Mr Broderick would be a classic example, he could spend all day, 7 days a week at work and not make a bean. Stop making out you're special.

How is pointing out that I don't earn money for doing nothing....which was in direct reply to a poster that suggested I did!......making out that I am special?

I think you have misunderstood what I was trying to say. Many self employed people have to look for the work but once they have found work they get paid for it. EA's by the very nature of their job do the work and sometimes even if they have done the work they may not get paid for it.
