After all that, we have has 2 requests to view today. One for Sat. and other for a week on Sat. this is the 3rd week the property has been in the local paper at the reduced price.

it's still very much worth your while to take your concerns to the estate agent, and get the details/pictures updated. After all you can't really have too many viewers when you are trying to sell somewhere, and an updated right move listing can only help you get more viewers in.It's a health benefit ...0

There is a fair bit of denial on this thread. Of course presentable appearance and professional sales literature is beneficial. But this property looks pretty good on those scores.
People think that a house can be sold for more than its worth by following the advice of trashy makeover programmes on TV. Don't forget that greed, fear and envy are big motivators in the house buying process. When people look at a house their first instinct is to see what equivalent properties have been selling for. They then factor in their feelings of greed and fear. Right now fear is in the ascendency as the U.S. market unwinds. The best way to counteract this to set a price that triggers envy between competing buyers.0 -
