If you can get your floor plan on t'internet, why can't he?!
We had http://www.particular-plans.co.uk do our floor plans when we sold last year. fab service. We were going to use their sketch and fax service which was about £25 on a semi with pretty much the same layout as yours, but got them out to the house in the end which was a bit more, but money we chose to pay.
Photos are dark and love your living room ceiling (all I can see on pic 2)! Certainly get them updated.
Would agree with Lynz about the garden. I picked up some cheap lawn repair kits in tesco today for £1.20 a box and bedding plants at £1.50 for 30 plants. Freecycle will probably get you some empty pots. Worth investing in as a 3 bed detached will want an outdoor room from their garden...doesn't have to be immaculate, just a little time invested will make a huge difference. September is the best time for growing grass from seed too, so best get cracking.
Your EA has given us very little to comment on TBH!!!!
I'd be firm with your EA, retake photos, more description on Rightmove, add a floorplan or give him his marching orders. If possible, getnew EA on board before the HIPs introduction on 10th Sept.Who made hogs and dogs and frogs?

The garden is not a selling point, so best left off.
people will see the garden and be put off, not everyone likes gardening so how about give it a go?
how about changing estate agents and list more of what is about brampton.

When they take the next set of pictures, make sure they get the front door in. A house has no face without a doorEverything that is supposed to be in heaven is already here on earth.

lynzpower is right, spend a few quid (but no more) tarting up the garden. Borrow garden furniture etc. from relatives for a short period. Lots of people want a project when they move in and since the house is modern, they may well want to tackle the garden.
My father-in-law is a keen gardener and when he was looking for a house recently he kept complaining that people had done too much to their gardens and it put him off the property!
I agree that the details on rightmove are not inspiring. Get the EA around to take photos of all the rooms and the tarted-up garden. If you do not have a photo of the garden, a lot of people presume that there isn't one.
On the positive side, your house does look nice and Brampton is a very nice town. If I were looking in your area, I would definitely be interested in your house.
We had a buyer like that, keen gardener loved the place, offered just under original asking price and got them up to asking price for a 4 week exclusive window.
They had to pull out when their house wasn't selling and they reduced their price.I have a cunning plan!

Brampton is a market town 10 miles east of Carlisle just off the A69. Close to Hadrian's wall trail, Lanercost Priory and convenient for Gretna Green and the Borders.I have a cunning plan!

Here's my first impressions. I haven't read any of this thread yet apart from first post.
Not enough photos.
Outside looks OK.
Living room looks OK.
Kitchen photo is rubbish - looks wonky, can only see half of it, is that a towel in the middle?
Needs bathroom, bedroom, garden etc views.
Digital photos are so cheap and easy that there's no excuse.
Needs floorplan.
Description is rubbish. Write your own and tell the agent to post it up.Happy chappy0 -

Not possible, if you look at the layout I posted above, the front door is at right angles to the garage recessed in an arched porch.I have a cunning plan!

You have to try and get them to move closer in at a different angle. The house looks really odd to me without it. Even if the house fills virtually the entire frame it looks very odd without it and to me, it makes the house look small.
I am very familier with that layout - my aunt lived in a house with almost exactly the same layout, minus the garage and the downstairs loo, hence her front door faced the road.Everything that is supposed to be in heaven is already here on earth.

Take those floorplans, cut and rotate them in windows paint or whatever and tell the agent to post them up.
You're selling something for £180K, so it needs some basic effort on the rightmove listing. Maybe the agents are rubbish?Happy chappy0
