Selling advice wanted, been on 6 months

Hi everyone,

I have been advised to ask your opinion and advice on here.

I am attempting to sell my house to downsize and clear debts which are unserviceable due to redundancy last year. I have a debt management plan with CCCS, so only need help with getting my property moving.

HERE is a link to my property. Started at £184,950 reduced to £179,999 2 weeks ago.

Can you suggest if we are pitched at the right price from market comparison? Rear garden needs landscaping.

Thanks for any advice you can give.
I have a cunning plan!
Proud to be dealing with my debts.

Not impressed by the Rightmove listing. Not enough photo's or info such as room sizes.

What are other properties in the area selling for (not asking price, selling price)?

You need better photos and a floorplan.

Here is a direct link to the Estate Agents own website.

I don't know what other property is bringing at the moment, it's very quiet for what the agent is telling me. Local interest poor most requests are coming from other areas of the country.

When I asked about a floorplan the agent stated they don't use them.

Not enough details on there either. What do the bedrooms look like? What does the bathroom look like? What are the room sizes?

It's in Cumbria, that's the problem.

This one is £5k cheaper than yours and has lots of photo's and details on the listing.

I agree both EA and Rightmove dont give enough info, I would like to know what floorplan and more pictures before I would view, even a 3d view would be nice.

If EA dont do that go to one that will, your the customer not them, my EA provided pictures of all rooms, floorplan and 3d pictures and sold within 2 days, they even had customers come before it was even marketed

The photos are bland & a bit dull looking, is that frost on the grass? I suppose it's almost frost season again, but all summer it's been showing a winter picture.

No pics of the bedrooms. Awful kitchen shot, it almost couldn't be worse - doesn't show anything. Living room shot not much better, the camera seems to be metering off the window making the place look dull. Stand outside the patio doors & take a pic inwards to try to get the full room. Don't take pics with the blinds closed. Get a pic of the garden.

Get some room sizes & individual descriptions.
"Mrs. Pench, you've won the car contest, would you like a triumph spitfire or 3000 in cash?" He smiled.
Mrs. Pench took the money. "What will you do with it all? Not that it's any of my business," he giggled.
"I think I'll become an alcoholic," said Betty.
