    I don't beleive that is fully correct - not all single people want a small house! I for instance although single at the time bought a 3 bed.

    The number of "rich" people (eg millionaires) has increased to - hence because they have disposable income buy bigger houses. These TV programs show that too. Only last night on Location Location there was a single bloke buying a 5 bed house just for himself and a couple with 3 kids looking for a 6 bedroom house!

    What I was trying to point out was where as a few years ago the number of adults living in an average house was maybe 3 or 4 now it is more like 2.... In smaller houses where it was couples its now individuals. Regardless of the size we need twice as many houses as we used to.

    Not meaning to be in anyway sexist, but say ten or twenty years ago very few young females owned their own homes - now as there are many more professional working women who are independant they do.

    Well thats my theory anyhow... I guess we all have our own views.

    Extra one person households do affect average house prices. One of the contributing factors to single person households is the number of divorces. It is very often the case that where there was once a family occupying a large house that, after a break up, there is still a large house but a single person dwelling is required as well. While this increases demand it also means that affordability changes too since the same income must now stretch to two homes. Its a complex picture but surely there is some affect on prices?

    When did you buy that house? Do you think right now, with prices as they are, a huge percentage of single people can afford to buy 3 bedroom houses?

    How long did it take from peak to trough in the last crash in the early nineties?

    It's because every conceivable viewpoint has already been posted and it is now going round for the second (or third) time.

    Also some pages were lost in the recent update, so it would be even longer than it is now.

    This has been a "sticky" for months, not sure why but unless everyone is fed up of seeing it there then it will stay.
