Thanks for all your replies. I have bought two houses previously and also had loads of things to fix after completion - my first house actually went on fire a month after completion due to dodgy wiring...not once did i think to chase the vendor!
I was quite shocked to get the email and found it funny at first but as the weekend has gone on, I have started to worry that this could drag on and get expensive. I feel a bit better after reading your responses. The doorbell complaint is beyond ridiculous!

Sorry, I didn't specify, house sale is in England.
My solicitor didn't say a great deal really. He's been a bit useless throughout if I'm honest! He said "I will go back and state everything was in working order on completion day so no costs will be accepted".
so your solicitor has already done all that needs doing

time to move on with life and leave your buyer to stew

    The blokes an !!!...........
  • I really wonder why people bother making such complaints. Waste of everyones time.
  • Sale is done and dusted - no comeback now, he can moan and groan as much as he likes
  • I would be inclined to refer the buyers solicitors to the answer given in the case of Arkell v. Pressdram.
Unless it is damaged or discontinued - ignore any discount of over 25%

Nothing substantial will happen. There'll be a few more letters written to and fro and that's about it. You leave the property in whatever state you want. There's no need for anything to be working. If buyer wants to make sure it's working before purchase then buyer should have checked before exchange of contracts.

Agree that nothing will happen, and you may get another email back from the buyer/solicitor - but don't start into a conversation, there is no benefit to it. You've said everything you need to.
