The email is more than a year old, had you queried at the time with their cyber security team, they may have confirmed the email came from their internal servers (not verifying any information contained within however).

Your "friend" may have applied a month earlier? I work in commercial finance but if I receive an acceptance for a customer, if there are any slight amendments, a fresh acceptance is issued.

Bottom line is you do not believe/trust your "friend", so irrespective of whether or not you believe the email is genuine or not, you need to take whatever action you deem necessary.

Even if the email is fake, police will not get involved and nor will the bank take any action as neither they or their customer has suffered any loss as a result.

Also, if the email is genuine, and the offer was withdrawn by Natwest after having been previously approved, will that mean you will not pursue your money?

Still does not explain the application date for the additional borrowing when i was told the application was already approved months earlier

secondly the person is a FSA qualified mortgage advisor amongst other things so you would think they would know the ins and outs.

Alright! I'm trying to be helpful, you're not making it easy, Jesus...

So they lied to you, or not, who knows. Certainly not us, try the police if you think they've committed fraud.

I would be inclined to be less aggressive in the pursuit. There is more to this but i am not at liberty to divulge every bit of information.

I had no reasons to question the integrity of the person at the earlier stage, its only as a result of many questionable events that i have come seeking answers

Only way you will find out is to ask said person to show you said email within their inbox, on PC/mobile...Easy to alter a forwarded email, less so one already in your inbox.

    Good luck
  • It's a fake I'm afraid but I guess deep down you know that. Here's why:
There is no reason, regulatory or otherwise to withhold a mortgage advance for 60 days.
They've had a year to make other arrangements.
They've shown you the email approving the loan but not the Decline communication? Why?
Incidentally NatWest don't approve mortgages by email, even additional borrowing, you still need a KFI & all the same regulatory info you get with any mortgage, where is it?
I presume that rather than forward the email it's a print out?
NatWest emails have an About this email section in the footer which is quite long with registered address etc, does yours?

I'm sorry but I think you've been strung along by someone who either can't or won't pay you back. I hope you can resolve it though.

That sums up pretty well much what i am thinking, but wanted someway of confirming it. I have the original forwarded email but has no footer ect that you suggest.

You would think the banks would have some kind of procedure for 3rd party enquiries even if that means contacting their customers

If your "friend" is a mortgage advisor, one would assume that even if the email was fake, he would have closely copied an email previously received for an applicant he had assisted?

Why don't you just ask to view his inbox? Could save yourself a lot of trouble and frustration...
  • I'm sorry. Because of the new Mortgage regs I'm guessing the only email confirmation you'd ever get would be of a mortgage appointment, an email certainly wouldn't contain borrowing amounts. Everything else would be done by post or face to face and there would 100% be a KFI and all other docs sent. NatWest never send emails without the regulatory footer, even the phishing scammers get that bit right.
