I haven't booked any holidays at all, mainly because I had no idea what would be going on housewise - at least I'm in a good position to view at the drop of a hat when something comes on!0 -

Well it's an ill wind.......
A flat that I missed a couple of months ago when it sold it two days and without me getting the chance to even view it came back on the market yesterday. Am viewing it tomorrow.
Trying not to get too excited .......
It's actually over budget. I really don't want a mortgage but I would go there if I had to. Hopefully, given that the sale has collapsed, the vendor might have a bit of wriggle room.
I don't have property to sell and my money is sat in the bank ready and waiting so hopefully I have a bit of leverage.0 -

Just had Dexter around . Nice guy .
He thinks brexit is not affecting anything at the moment.
I listened to those last 3 words:)
He says that I'd easily get £400k . He/ they are really busy.
Now , the prickly stuff: I showed him a couple of the emails chase Buchanan sent about reducing price . He was shocked.
The last one ( I misread it ) asked me to go down to £360k.
The last response on email ,'fair enough'.
Dexter was shocked . He says that chase Buchanan are losing interest .
I told him I thought it odd, that I had another viewing and tge lady I spoke to said nothing much . ( nothing wrong ).
Dexter told me the options I have . I have 4 weeks left on my contract with them . I am thinking of going with them. I asked for a pronted summary of today's discussion and I'll let him know during the week.
My gut feeling : do nothing . Wait for chase Buchanan to discuss my situation , and tell them I'm changing agents within the next 4 weeks.
That way, I'll be untangled . Also , it will enable me to see whether c b are bothered .also, would it give them a kick up the ----;)
No more viewings , but am waiting for feedback from yesterday .

Go with your instincts. They are sound. Do nothing for now and just adopt a "wait and see" policy.
I can guarantee that even if you dropped to £360K :eek: people would still try and offer less.
Stick to your guns - at least for now. If the market plummets then obviously you will have to think again.
I read somewhere that EAs were predicting a 5 per cent drop overall by Christmas, with possible 10 per cent losses in some parts of London.
I can't speak for where you are I don't know London but I do know some areas were overheated and prices had already dropped - even before Brexit.
Apparently prices rices across the UK were quoted as having risen by 5.4 per cent so a 5 per cent drop actually only takes back to parity with where we were at the beginning of the year.
I think Price rises here were more than that. It's hard to call.
My thoughts,.......it doesn't really matter what "the market" is doing. Nice properties which are priced correctly will sell. Fixer uppers, if they are the right price, will be snapped up. The dogs will sell if they are priced low enough.
In a quiet market its the ones in between that always present a problem, they might need some work in that they are a bit dated and the price is fair for the area but they are not actually perceived as a "bargain" or an exciting opportunity. Sounds b bit like yours - a nice flat, a bit dated, good area but not ultra fashionable.
I've not seen any pictures but yours sounds good, a decent size, good area, near enough to the station yet nice and quiet, parking, garden, low service charges.
It probably just needs someone with a bit of imagination and a bit of cash for the upgrade, someone looking for a medium to long term home.

I suppose for me , I have to calm myself down a bit and realise I won't move as quickly as I initially wanted .
I can't expect people to make a decision so quick , as they are obviously looking at more than one place to live .
The reports IMHO on my flat, have been very good .
I do believe that my place would have sold if I did have it spick & span and filled with the latest appliances . Probably for £415k;)
Having said that Dexter did say ( same as c b), that I should leave the place as is and do nothing to it ( including garden).
When questioned about 'work', Dexter did say that chase are advertising this to the wrong type of client . Not sure what that means , but we'll see..0 -

Well my thoughts are that the photos can't be too bad because you have been getting the viewers.......??
But if you are going to go with another agent then there's no harm in having new photos.
This mornings flat was sensational and the area is exactly where I want to be....... It was love at first sight.
Now the bad stuff......it fronts a busy road, the communal areas were a bit shabby, the exterior paintwork has been neglected, the balcony is a bit small and there is a huge oak tree in next doors garden (He's the vendor) which has a tree preservation order and which is currently very overgrown. Apparently it can be cut back and the guy does so "when necessary". I told the agent that were I to make an offer then it would be a condition of sale that the tree was dealt with.
However that still leaves the issue of what would happen in the future.....a different neighbour might refuse to trim the tree, so sadly much as I absolutely adored the flat - I really could see myself there - after mulling it over, I'm going to walk away. A bit disappointed.
( Also the service charge seemed far too low, I can't see there being enough for a decent fund for big maintenance jobs or contingencies.)
Hey Ho........came home, trawled through RM again and have booked three viewings for next week.
I know we always have to make compromises and I could cope with the road - it's only really busy at peak times so a couple of hours a day. However, I just don't like being at the mercy of other people waiting to get things sorted or fixed........
I freely admit I'm a control freak. :rotfl:
I'll just keep looking.0
