    Well..
my solicitor is away until Tuesday next week . However, I may be dealing with his colleague( I have done in the past), between now and then .
I have contract sent to me via email, for me to print off , sign and return asap. I will send this tomorrow via Royal Mail special delivery.

My solicitor did ask if it would be ok to exchange and complete on the same day ;( next Friday 31/03). The answer is no, so the contract will be sent tomorrow .
I will have to have a chat with my bank I assume , to make sure the full amount payable will go through on demand without any problems

I'm not sure if I have to sign anything else on day of completion baring in mind I don't want to commute to London unless absolutely necessary . My last day in my present location , is 31 may. I have been approached by letting co. and landlady offering an extension if necessary . Nice to know, but it looks that I will purchase my new flat on fri 31 of this month and as it will empty I will have plenty of time to get everything to my liking by 31may.

I would think if you are not doing it all on the same day you will have to get a deposit of 10% to your solicitor ready for exchange to take place in the normal way, and also arrange with your bank for the balance of purchase funds plus solicitors bill monies to go to your solicitor in advance of completion, again in the normal way.

And yes, you should speak to your bank before attempting transfers of the size involved.

    Did you pursue the SIPP?
  • Thanks harz

I was advised to hold fire on giving the 10%, but now that the exchange of contracts and completion will now be on 2 seperate days i would imagine the 10% will be made payable on mon/ tues next week. The completion should go ahead on fri 31st which is the date the seller wants.

I hope that there isnt anything else to sign, and if there is , i need to receive that in the post by tues / weds and then i would have to send that back by thurs next week.

Regarding the sipp: i spoke to hargreaves lansdown . The information was a little foggy . I think the gvt will contribute something brfore april, if i pay in a top up . However, i am not sure if i grt the same amount from gvt regardless of how much i contribute .
Also, i cant act on anything until i go online and update my details .
I had to wait until i received a new code sent to my old address, which was redirected to my friend . I received that on sunday before i went to a gig in boscombe ( bournemouth o2) .
So , i have a few days to act.

AC - do you mind me asking why you don't want to do on the same day? You're not moving in straight away so surely it just gives you more time with the new to decorate etc?

Good to hear things are moving on AC.

Been very busy the last couple of weeks and today is the first day I have had "to myself" but there is loads of stuff to sort out at home as I have bought a few bits and pieces so have to re-organise the cupboards to fit them in. Alfie cat seems to have improved a bit again so fingers crossed that continues. He will be happier when the weather improves and the door is open more so he can go in and out to his heart's content. Nice day here but garden still too wet to do much more than (more) tidying.

No you won't get the same amount regardless of how much you pay. The govt. will top up your payment by 25% (so if you pay £800 they will pay £200' meaning you have contributed 20% of the overall £1,000).

    Getting close now :T:T:T

  • Thanks for all your responses today .
Dreaming , glad Alfie is improving.
Anna , it was the sellers solicitor who refused .
    Gally, thanks for that :)

What have I done today : got out of bed at the wrong side.
Went to nationwide , paid 10% by chaps cost me £20, but that doesn't matter tbh in the scheme of things .
Went to see my friends wife . She's cool, known her for many years.
As I haven't got a printer , I had to ask a big favour of him to print exchange contract for me to sign.
Took said document to post office, sent special delivery . Solicitor gets that tomorrow .

Just as well I sent solicitor an email around 4am , explaining that I don't want to travel to London next fri etc.
I now have a few more pages to be signed , and I have to repeat process tomorrow for mon arrival in solicitors office .
It can wait , but I'll do everything tomorrow and all that should remain then is for me to,pay the outstanding amount next fri on completion.
My friend has to sign one part , acting as witness .
This ensures I don't have to travel to London next Friday .

Got to act quick and get up early, as I have to try and get tkts for an event at the o2 in October .:)
  • Officially exchanged contracts . Completion next Friday .
My friend has to sign something as witness . That will be posted tomorrow for Monday delivery .
    I think that's it :)
