    Water being mixed in with service charges. Where I was living, it was about £40. My friend said, it's not far off double that here, so service charges may not seem too bad. One other thing he did say : I could sell if I wanted to in the future, and I wouldn't lose out.

    Water charges here in the south west are very high AC so that is a good point.

    However in view of costs of buying and selling I would say you should not go into a sale with the idea that you could sell in the future without losing out. Particularly with Brexit none of us knows what property prices will do over the next 10 years (the amount of time I reckon it will take for this all to be over) and solicitors, estate agents fees, removal costs mean that moving is expensive and best not done with the idea you can move again in a few years time. Get it right first time.

    It may effect investors this week, when Teresa finally discloses some information .
    If I were to make an offer on a property as cash buyer, would £15k below asking price be dismissed as too derisory ? I suppose that depends on the area as well.

    No more talk of houses from me, just one thought about Weymouth. I grew up on the Isle of Man, which went from packed solid in summer to very quiet in winter. So the tourists came and went, but real life continued. Your new friends won't be disappearing when September arrives.

    PS I dreamt about you last night, you're not at all what I expected :rotfl:. Lovely flat you'd bought, massive windows and great sea view, but I'm not sure having to take a boat to get to it is such a good idea :eek:.

    Budget ? Below £200k . £170k ,would be comfortable .
    Having said that, the majority of the proceeds of the sale are still in one account. The foolish/ scary bit is ive kept my head in the sand, as I'm set on putting a buffer away before anything else.
    I will go to the bank and check balance, but I will minus dmp / contingency as soon as I see it .
    I haven't splashed thousands here and there thankfully, but I will have to be more careful from now on .

    Don't just decide on a £15k under figure in your head.
    You need to ask lots of questions of the agents
    How long on the market
    How many viewings
    How many offers
    What is the situation with the seller, are they looking for a quick sale, have they turned down any offers, what is their need to sell
    Most agents will tell you all of the above
    You can then work out what percentage below guide price to offer based on what offers they have turned down and when. So if they turned down an offer a few months ago do they regret doing so now.

    You have seen a few flats and none seem to have ticked all your boxes so make sure you see at least another 6 or even better another 10 properties and actually find out the information to the questions above.
    You can do that in the next week
    Then go back for second viewings, then start to make offers.
    You have the time at the moment so use it and do not jump at a property which already has problems like a noisy road.

    Good luck in finding the right property at the best price and remember an offer is only a starting point, so know in your head what the maximum is that you are willing to pay based on your research of similar properties on the actual price sold tab on right move. from this you can also see what they paid for it and work out what type of offer they might accept.

    I hope you didn't feel badgered AC as enthusiasticsaver said. That certainly wasn't my intention. Any suggestions I make are just those - suggestions - which you can ignore, adopt or discount as you feel. I do feel you have been very brave already in completely changing your life and have often said so. If you were to find the perfect flat tomorrow I would be positively fizzing with pleasure for you. In a funny way I like my bungalow because it is similar in layout to a flat (i.e. on one level) but with a garden which I love. I just find the idea of service charges difficult to get my head around. Yes you have to put money aside for house maintenance (which I have) but it is your choice whether to do the maintenance or not. Anyway, I'll say no more about that.
    Bleugh grey day here so no motivation to do much. I did eventually find a film to watch on the Amazon Firestick thing. Can't remember what it was called and wasn't sure I was enjoying it much but then realised it was halfway through so carried on watching anyway, then felt it was ok after all. It had Luke Goss of Bros (When will I be famous?) in as a hitman. Then I nearly watched Oblivion again - I keep putting it on then get a bit side-tracked half way through then realise I don't know what happened. Most films are just a bit too long for me to sit and watch without wanting to do something else (e.g. knitting. reading, crossword) so there is quite a list of films I have nearly watched.
    By the way - I don't think offering £15k below asking price of circa £200k is derisory, especially if you can find a few reasons to justify it - i.e. work required rather than just not liking it enough to pay full asking price. They can always say no then you can increase the offer if it is what you want. Don't forget you are in a good position with cash in the bank and flexibility in completion date.

    I have to laugh really : looking back , I sound too needy at times .
    It's obviously harder in forums to put yourself across as you really are.

    The only point I wanted to make was that I hated the thought of you being stuck and isolated in a second floor flat cos of stairs. I am possibly a bit stair-phobic these days!
