    Hi AC, can't remember if this has been mentioned but any thoughts on hiring a rug doctor from tesco or similar and cleaning the carpets yourself?

    Yes , you have mentioned it . I'm up against it financially .
    As I said earlier , if I was well enough to gloss all the woodwork as well, that would've made things better also .
    As chase Buchanan say: the potential buyers must think of a blank canvas . Price reduction , with this in mind .

    The old lady with the builder ( her son) , sounds fair .
    That was her first viewing . If she talks to her son , I wouldn't be too surprised if they had 2 nd viewing and put in an offer.

    That other guys seems so pretentious .
    So , property on market 3 weeks today . 1 st viewing 19 days ago.
    Approx 14 viewings in total.
    Price reduced by £25k on Friday afternoon ( yes I know it was overpriced ).
    Hopefully , someone will see potential at last. Hopefully , I am too impatient and I'll get an offer soon ...

    Sorry I'm a bit forgetful on what I've written ;)
    I'm sure that someone well offer soon, it's that classic that you just need the right person at the right time. I am like you and as soon as I had mine on the market I wanted it sold....yesterday
    I'm now struggling to find anything in my area. There is absolutely nothing coming on the market. I've agreed to complete on 1 September which gives me a bit of time but not much

    Wow! 1st sept. Hopefully, you can negotiate better ( no chain).
    I initially wanted to be out of here in August . Probably be October at the earliest now . So I am extra impatient .
    We'll get there ;)

    Another viewing on Saturday . Hopefully , a few more this week ..

    Have been pondering a few things over the last couple of days.
    I live in a two bedroom, thought about going for a one bedroom instead .
    We'll see..

    What is the price difference between 1 & 2 where you are looking? I think it's always good to have a spare room if you can afford it

    I saw something , that looked really nice . I was thinking , less room= less work , if you know what I mean.
    Also, how many times are people realistically going to come and see me / stay over etc.
    Plus I was maybe ( only maybe) , thinking of buying 2 one bedrooms .
    One to live in , and one to let out .

    Not sure at this stage

    If there's a big difference it's definitely worth thinking about.

    With the renting thought might be worth living there for a year and working out the best place for rental properties in the area - definitely worth a thought it's financially viable :)
