    Yes enthusiastic . At least mortgage is repaid. Regarding dmp, I will make a settlement offer. You seem to have read my mind , about £200k to find somewhere .

    AC, if thats your top budget to buy, like I've said before you need to be looking at Bournemouth not Poole, and a freehold house not a flat with ongoing costs which will soon eat away at your remaining capital.

    You'll still only be a few miles away from your friends, and I'm sure you'll soon find some new ones as well.

    Not all studios are titchy. Some have separate bathrooms and kitchens with a large main room. And much cheaper and it's only fir 6 months at most.

  • Completion day hurrah! This the day you can start to look forward. Firstly and most importantly by finding a short term let for the next 6 months.

    If you are going to take your stuff out of storage a ground floor flat will be cheaper for removal costs. Due to the fact your budget is not unlimited and this is only a stopgap I would go for unfurnished one bed or cheap two bed like that Dunford road one I told you about. You only have two couches and a bed so they should fit easily into those.

    As you don't drive I would not waste loads of time on viewings. Narrow it down to three or four according to your priorities - location,availability, floor space and cost. Set a deadline for a decision of ideally the end of the day or tomorrow. Check on how quickly this can all be set up. Can you extend your current reservation if not sorted by Monday 28th?

    Another alternative, do a search for 'green gym Poole'. According to Poole Projects:

    "There are eight outdoor fitness facilities across Poole, all installed between 2010-2012" - although the links I've tried are all 'dead'.

    Hopefully one of them will be convenient to you and still operating.

    Property to rent , to get somewhere by next Monday is tough.
    Went to Martin &co . A lady resembling a dog chewing a wasp ,
    Managed to get me a viewing for 2.45
    Went to a few others . Nothing doing ..until
    I walked into an e s ( can't remember name ). Lovely lady , has more or less got me into a nice 2 bed round the corner from where I was on sat.
    This isaround £75o p m
    Will let you know later. I may cancel the other viewing £1000 pm

    While writing this , my solicitor called for 2nd time .
    Completion has happened
    More later when head is screwed on :)
  • Flat I could be moving into £875 inc water rates and sewage .qualityresidential is the name of the agents . Very nice .
    Furnished or part furnished is up to me . I said its best to have the basics and leave the rest empty .
    Hopefully ,this will fall into place . If so, my journey from twickenham is less turbulent

    Harz mentioned Bournemouth forgive my ignorance but that is east of Poole, closer to London, so maybe even expensive.?. Although I bow to your local knowledge. I searched for houses in Bournemouth. Only came up with three and I thought they all looked a bit grim.

    Logic tells me the further west, then the further from London so maybe better value for money. Or maybe i have that wrong.

    I did a search just using "Dorset" for a 2 bedroomed house setting prices between £160k to £200k. Some lovely houses in that bracket.

    It's been a long time since I visited Dorset but I seem to recall lots of lovely villages and market towns. It's also the case that if you are prepared to go just a couple of miles inland you will get more bang for your buck.

    What's Portland like......how far from Poole. Some nice properties and still on the coast.

    Once you are settled in the rental I suggest that before you begin looking for your forever home it might be an idea to take a few bus rides and have a good look round the area. See what takes your fancy.
  • LL there are lots of houses further inland in villages etc but living rurally in south west as I do it is difficult to live there unless you drive. Buses and trains are few and far between in the south west so at some point if AC wants to get a part time job living in the outskirts of Poole or Bournemouth would be better. As he lives alone too village life may be a little too isolated for him as few pubs open now and very little in way of cafes or shops either. I agree though it would be best for him to do a recce trip further away from Poole centre to see what his buck will get him. Bournemouth interestingly enough is cheaper but less nice than Poole. I am not sure about Portland.
