I find that Nowadays more and more purchasers do like to know that the boiler has been serviced., or at least their solicitors will strongly advise that this is necessary. Especially FTBs.
Remember that gas and leccy checks are not undertaken by a surveyor. They do not come under the remit of even a full structural survey.
TBH. Older and more savvy buyers prefer to do their own checks anyway, using their own trusted tradespeople.
Often the checks undertaken by the vendor are untrustworthy.
A boiler service report doesn't need to comment or advise whether or not a boiler is on its last legs. So you can have a boiler that has been serviced, is safe and functioning well but that is nearing the end of its working life. (Like the boiler in ds2s house).

Yes best way forward. They will tell you what you need to do.
I have booked a viewing for a property on Friday. I also have a few "possibles" that I might view in the next couple of weeks.
TBH I'm not really in the mood for house hunting at the moment. I am concentrating on my fitness (or rather lack of:rotfl:). I am still going to Physio twice a week and trying to do my "homework exercises". I have also started the 5;2 fasting programme because I really need to get my blood sugar levels down.
Sounds mad but it's actually all rather time consuming. I am also scheduled to go Barcelona for 2 weeks in November and then of course Christmas is looming so it's trying to cram everything in. I still have some decorating to finish as well.
Anyway I have also decided I may need to up the house budget so need to release funds from some long term investments before I commit myself to anything.
Although there's plenty of property on the market I don't really fancy anything that's out there. Well I do but I can't afford what I really fancy. :rotfl:
I'll just have to bide my time.0 -

Do I go for the poncey house that's at the top of my budget and then have nothing left for holidays etc.
Or do I go for the lesser house and have plenty left for a nice racy little convertible and some fancy holidays.

'Cos as sure as hell those premium bonds are a waste of time. :rotfl:

Did you say your buyers they have had their mortgage offer or did I misunderstand.
Were the lenders happy with the survey or do they want a retention for the fascias etc.0 -

Well, when the estate agent from chase Buchanan phone up (last Monday ?) , he said mortgage approved and money in the bank .
I asked about the survey 'fine '. So, I'm a bit confused TBH Fascia etc. ( not that it takes much).
I answered the enquiries to the best of my ability yesterday .
My solicitor is waiting n anticipation for information pack from property mgt co.as is the buyers solicitor .
Not really sure what happens next0 -
If the mortgage is in place then I think it's likely that it's the leasehold pack that's slowing things down. Leasehold properties aren't quite as straightforward as freehold. Solicitors really do have to cross all the t's and dot all the i's to protect their clients.
Due diligence just takes a longer with leases.0
