Just caught up on your thread AC and sounds like things moving ahead for you. I have commented before but just want to say well done and hope you have a great couple of days in Dorset. Had the m d from websters pay a visit . He was ok. Very knowledgeable.
He said it falls into the £350-400k bracket.
Asked me how much I expected. I said £380 min.
He thinks it will sell easily . Thinks the place could do with a refurb, but likes the layout .Then he said I'd probably get £400k.
I didn't like the % issue . He said 1 1/4 % plus if it over achieves , then the % goes up. I think chase Buchanan are in the lead.
Dexters are coming to see me in 35 mins time
The very bottom I want is £400k. Chase Buchanan say £425, then go for the nearest offer to that . The chap there was upfront as far as I know .

Dexters are equal with chase Buchanan . Dexters fee is 1 1/2 % as I'd be a returning customer.( I bought this property through them in 2002).
Dexters say I will meet the whole team , who will all come to my flat, take pics etc. They still have staff from when I dealt with them back in 2002.
Dexters did mention about the energy certificate I would have to pay up front. Nobody else did . The guy from chase Buchanan has severe arthritis and is fairly young, on steroids etc. He likes music. So, difficult one to think about . Got to let them know on Monday0 -

Both have around the same number for sale/sale agreed under 1/2 million but Dexter's have the cheaper properties and most of the CB ones are in one block.
The CB properties seem to mostly be refurbs - possibly indicates good ongoing relationship with developers (or willingness to cut fees!) Could be they'd have a buyer who may be interested already on their books (though probably not enough margin I'm guessing).
Both have floorplans.
CB tend to have more pictures.
CB have better descriptions.
Overall CB edge it for me. TBH though there is little on the market at that price and buyers will look at all agents plus RM etc.

Exciting times ahead. I know Branksome and think it's a great choice. You're handy for work in Poole or Bournemouth or elsewhere on the Waterloo to Weymouth line. Close to the sea and although I don't know the pubs in the area I guess there must be some music ones. I hope you get a sale soon and get to have some summer in your new home.
Don't leave losing weight for when you get to x or y situation. Start now. Get outside in the sun and walk and cut down on portion sizes or whatever works for you.

Just saw my accupuncturist, and she thinks it's a great move .

Trying hard to stay focused. When you're older making decisions seems harder than in your 30's for example imho.
Many emotions are passing through me ( sorry to go on ):
For example, I told my pharmacist of my plans sounding all excited.
That was Friday . Yesterday , I spoke to an estate agent in Poole and realised if I haven't got a place lined up to buy , then I could be in trouble.
Spoke to one of my sisters who is surprised , but supportive .
Spoke to my brother, who questions everything ."what are you going to do , when you get there?" "You haven't got a job to go into ?"etc.
Then I'm thinking about when to actually commit to selling.
Do I do it on Monday , or wait till I've been to Poole on the 19th?
I have to pay around £100 for an energy certificate within 10 days of registering. I get paid 28thof the month.
Then if I do find a house in Poole , the sellers may want a deposit before my sale goes through.
It's when I go into the office, I see determined to see the move through.
Because of my age, and my new illness I lost confidence .
I sometimes wonder, if it's the steroids making me irritable or a combination of less tolerance and reality.
As I'm typing this , I realise all my debt will be cleared when I move .
My health will improve also. Looks like , as I'm typing this the doubts are beginning to creep in , but the debt cleared and health improving means I am making the right choice . Just got to decide when to do it .Then there's the conveyancing. Is it best to find my own solicitor? How much roughly do I pay ?
