    Sorry my fault, I didn't even think about the differences.

    Just to point out:
    I have to give notice for the 24th Oct to end on the 24th Nov,
    Started on the 24th for 6 months,
    6 months from 24th ends on the 23rd, not 24th. This is important.

    I'll add nothing more till you have answered the outstanding questions.

    What the tenancy says about giving notice is what matters.. please quote the EXACT wording (no names or addresses though..)

    From agreement:

    clause 2- The lease will commence on the 24th of May 2013 and will terminate on the 24th of November 2013, continuing monthly thereafter until Terminated by either party giving timely notice as required in accordance with clause (20) and (22) of this lease

    clause 20 -To end this agreement, the Tenant must give the Agent or Landlord notice of at least one complete calendar month prior to:
    a) the termination date (to end it on the termination date)
    b) or subsequent rent due date whichever is the later (to end it on a later 'rent due')

    clause 22- With the consent of the Landlord, Tenants wishing to end their tenancy before the termination date of this lease defined in clause (2) can instruct the Agent in writing to advertise the Property on his behalf. Until a new Tenancy is created or the lease reached its natural or relocated expiry, The Tenants remain liable for all terms of this lease, including payment of rent. The Tenant will pay the Agent a fee of £150.00 plus VAT in respect of administration and advertising costs, which must be paid prior to the Agent taking the Tenants instructions to advertise the Property.

    That's odd that your tenancy is for 6 months + 1 day.

    I think that if you serve notice now (don't leave it to the last gasp) then your tenancy should end 24th November 2015 (assuming your rent date is 24th of each month).

    Yes it was 1 month + 1 day. Some Lls /agents just don't understand what a month is! But does not matter - it's clear.

    Assuming as seems likely a 'rent day' is the 24th, you must give t=at least a calender months notice to end the tenancy on the 24th.

    Make sure your notice letter arrives on/before the 24th Oct to end the tenancy on 24th November.

    No special wording as long as you clearly include
    * date of letter
    * date you want tenancy to end (24 Nov)
    * address of property
    * your name & signature

    Plus add a friendly request as to how to return keys etc, plus a general 'thank you'.

    You can go online to each of the schemes and using your postcode, your surname and start month of your tenancy you can quite easily check.
