Estate Agents also have an obligation to check they are not mis-selling a property.

I was not aware this document then got copied to the potential purchasers but it may well do, I don't know. Others may well do.

However somewhere you should have received from your Solicitor a Law Society Property Information Form completed by your Vendor.

I would your Solicitors to send you the official TA6 to you tomorrow in case you have mislaid it. If they cannot produce it then .......

Honestly - there has never been a TA6 or any form of the such presented to us - the reference on this questionnaire matches exactly to the sellers reference on the contract.

This is the form that was sent to us when we were ask to complete our contract etc and all our paperwork.

even in additional questions that the solicitor sent to the conveyencers (obviously not relating to the electric) they relate to "questions not answered in the questionnaire" not the TA6 form

Again - as a FTB and a noob - im guessing this all isnt as above board as it should be?
  • I'd ask the solictor for a copy of the TA6 form.., and see what they send. Either they will say 'what TA6 form', send a copy of the form you already have (and you can then query why they did not use the Law Society's form), or they will send the proper version.

But it will clarify one point of the puzzle you are dealing with.

Here is the exact titles of each section - Which makes me think it relates to the TA6 form hoever - it clearly has other sections and does not reflect the same criteria with some questions..... hmmmm

Does the form contain a declaration and is duly signed by the vendors.

Taking it further is the Solicitor they used CQS accredited to the Law Society?

I am confused by your reference to Nationwide is this your lender?

Or is it the Estate Agents and/or Conveyencer that sold you the property?

Signed March 2015- But on the very back page - other than that its blank

nothing at all like " i .... have completed this form to the best of my knowledge yada yada yada" and certainly nothing else along the lines of a declaration anywhere i can see
  • I'm pretty sure i had two other forms that came with the TA6 but can't remember their exact numbers (think it was 10 and 7 but they might be because mines a leasehold) do you I so if you got anything else that should have been in an official form that wasn't?

That said my seller has also left sections blank which we had to follow up. Makes me think when I sell (assuming I ever get in) I'm making sure everything is in order so avoid the stress.

heres how it all worked (in order but no timescale)

    1) Bridgfords estate agents contact us about a house
    2) we view and put in an offer
    3) met with bridgfords mortgage advisor and everything set up through countrywide
    4) countrywide are the conveyencers and have "in house" solicitors ( they trade as lawyers and conveyencers)
    5) We fill in millions of pieces of paperwork
    6) Pay the fees + deposit
    7) More docs
    8) move in
    9) more docs
    10) where we are now...

Not sure where nationwide came from? certainly nothing to do with me :)

    TA7 is leasehold

    and

TA10 is fixtures and fittings which the OP should also have had a copy of.

The "TA10" is just a page called "FIXTURES, FITTINGS & CONTENTS"

This one actually has a countrywide logo - but thats it - its one page and isnt even signed....
