    I looked in Croydon and decided against it. Bought in warlingham - 28 mins direct into victoria. Got a large 2 bed, 2 bath 7 year old flat for £310,000. 15 mins more on the train and you get so much more for your money. Would highly recommend looking slightly further out in Sanderstead, Riddlesdown and Warlingham to get a bigger place you can stay in for a good few years. Places sell really quick though so you need to be signed up to alerts on right move
  • Hey guys just an update, went to see two of these properties today and cant decide! Especially when i see for the same price range houses were going for a similar price not too long ago...but these 2/3 bed houses good condition close to station no longer seem to be available under 330k.

    So flat one, pros:minutes from the station!!, good condition, 2 bathrooms, nice building, gas heating, quiet road . Cons: open plan kitchen/living room kitchen small but ok for me. Ground floor, not much storage

    Flat two. Pros: top floor (small 3 floor block), tad better condition inside than flat 1, cheaper, lots of storage, seperate kitchen and abit bigger than flat 1. Cons: 10-15min from station walk. Electric underfloor heating (!!!!!!), off a roundabout but not too noisy.

    Leaning towards flat one due to distance to station, but flat two was overall nicer but not too much in it....

    If the market round there is anything like round my way, by the time you have made your mind up, both will have gone.
  • Cashbackproblems - Firstly I'd check the managing agent or whoever manages the block are ok, the management fees aren't too high, they maintain and repair the block efficiently and you would have no trouble getting in touch with them if you had to. Also look out for blocks with a flat roof, this usually only lasts 10 - 12 years and be costly to repair/ replace.
  • Based on location alone I would go for flat 1, but neither are in bad places and both flats look decent. Waddon can be a bit more mixed bag and obv much nearer the Purley Way so traffic can be worse.

  • 10-15 mins walk to the station is nothing (plus the exercise is good for you), so I'd go for the cheaper one with good storage.
    They are an EYESORES!!!!
