I grew up in Richmond and whilst it's lovely I have the same community atmosphere here in S Croydon for my kids that I knew as a kid, where my mum and dad still are there's nothing of the sort as it's only City Bonus types who can afford to live there.
I would strongly recommend, I cannot believe what a bargain South Croydon still is for somewhere so green that is so easily commutable from.
thanks it does look nice on google street view as well, I just have a feeling there will be many more people bidding for this place and offering above 325k due to the location/lack of supply, which I cant afford to do.0 -
Trams are wonderful! They're nearly every ten minutes (or more in peak times). Jump on and they'll take you from suburbia to East Croydon Station in only a few minutes.
Easy!
Eg: Addiscombe to East Croydon station, probably about five minutes on the tram.
And then up to London Bridge in 16 minutes. But people are catching on to this and the prices are rising very quickly.0 -

I take a tram, a train & a tube on my commute. They sync nicely.
Addiscombe area to Oxford Circus. 45/50mins.
The tram is more frequent than 10 mins as there are two lines to East Croydon from both elmers end & Beckenham.

I personally don't like Croydon centrally, I used to live up that way and passed through it often. However the areas around Croydon are ok and you have access to some nice places for weekends. The transport links are also good - unfortunately I didn't appreciate them when I was there. Safety is all subjective. I jump when a tree rustles in the wind and won't go out after dark wherever I live. I never felt 'safe' but then, I think that''s more from my mind going into overdrive Some people don't notice different noises etc. or grew up in areas much worse than Croydon!0

Have you looked at some of the new Crossrail stations in East London.
Abbey Wood, for instance, is a bit of a dump now but will go ballistic once the line opens in 2018. Then it will be less than 20 minutes to the city or canary wharf.
Plenty of 2 and 3 bed houses for sale now in your budget, but there won't be for long0 -

I have been looking around east London e.g. Romford and Hainault but haven't been seeing many options or prices are 300k+. Plus I currently work in the West End so overground to Victoria etc is more convienient but I wont always be here, will give Abbey Wood a look. But it is near Plumstead and I was told to avoid places around there including Catford/Mottingham/Eltham...
Also what do people think about this, 0.6 miles to south Croydon 325k...looks too good to be true

Abbey Wood is way better than lower Plumstead. Upper Plumstead is fine but a long way from a station. Catford is very definitely on the up and out of your price bracket. The cheap bit is Bellingham, avoid.
Eltham is boring but I can't see why anyone would warn you off it, in any case I think it might be out of your price bracket. Mottingham is a hole.0
