  • Croydon is the ideal place to buy interns of development and travel to London.

    Would be tricky to buy anything at 330 near East or South Croydon.

    Every road tells a different story so you wouldn't know until you look.

    The estate agents are your worst nightmare- but I believe everyones sowing their own seeds for what they'd like to reap in the future :D!
  • Hmm first house is in Waddon which is fine, further walk to station but not too far, near park and Purley Way. Second is on edge Monk's Orchard, which is massive estate and a walk and then tram/bus to train station. I'd definitely go with former in terms of area.

    The first one is on Morland Road. Sure, that's next door to Addiscombe but it's not quite the same. Morland Road is a busy road and in some ways not very nice. Better to be on the side of it towards Black Horse Lane which is more residential.

    It seems a bit over-priced to me too, but the prices are going up all the time and if that's the going rate now, then wow.

    Hi KateTM. I know what you mean. But off Moreland Road, Portland Road (bottom end) and Woodside Green there are some pockets of nice residential areas in Arena, Blackhorse and Woodside area. We have just found somewhere in a residential close which is a 4min walk from Black Horse Lane. other side of Black Horse get's expensive but that's beCause Londoners like me priced out of London are now flocking to Croydon (especially people starting families).

    Less than 10 mins walk to South Croydon

    House prices in Croydon are on the up but still lower than other areas of London. Back in 2012 when we were trying to sell our 3 bed terrace we couldnt get 200K for it (its on a busy road in Central Croydon) but one of our neighbours sold for 320 last year (might be time to try and sell again).

    I miss living in Croydon for the shopping and restaurants, any type of food at pretty much any time of night. Great transport links.

    It suffered after the riots with a lot of bad press which helped depress pricing but now with the proposed new westfield shopping centre interest is picking up.

    My journey from house to office was 45 mins to 1 hour from central Croydon to Bank area (which included a walk either end).
  • Just seen this post since my own post re conveyancing and have taken on board all comments as I am also looking in Croydon, S Croydon, with a budget of £300,000. I've looked at Barnard Marcus and haart and found the former not helpful - didn't return calls. Rightmove is a better website and carries most agents in the areas. My own problem is getting a solicitor as mentioned in my own post. Thanks anyway for the useful comments I have read here.

    That tram does go directly to East Croydon though
  • Croydon varies a lot over the different areas I recently sold my one bed flat in South Croydon with garage and garden for £200k. Don't go to West Croydon, East Croydon has some nice roads as does South Croydon but parking will always be difficult.

    Purley, Sanderstead, Selsdon, Addiscbome all have nice areas but parking is a problem. South Norwood is ok but not somewhere I would live. Thornton Heath, Norbury, the same.

    Estate agents steer clear of Streets Ahead and Leaders in South Croydon
