Whats better ... 4 bed + small bathroom or 3 bed + big bathroom ?

  • If you have the cash and the layout is right, I would go with 3 beds, 1 big bathroom and turn the little bathroom into a shower room. Its really cramped with that corner bath in there but with a shower cubicle it'd be fine. You might really appreciate it too when the kids are teenagers and there are four of you fighting for bathroom time in the mornings!

    As a terrace, 3 beds is probably enough for selling it on, and most people looking for a 4 bed house would be quite put off by just one tiny bathroom I would have thought.

    Is the existing bathroom in a position where you could move the door and turn it into an en-suite for one of the bigger bedrooms if you ever came to sell? People seem to like en-suites, though I've never really understood the fascination!

    The thing about study/computer rooms is that they tend to sit there unused unless somebody actually works from home. It might end up as wasted space as a study, it definitely won't as an extra loo and shower!
