Whats better ... 4 bed + small bathroom or 3 bed + big bathroom ?

    There will be two adults and two children living in the house.

    What we planned on doing is converting the smallest bedroom into a bigger bathroom and using the current bathroom as a study/computer room thus making the house a 3 bed.

    On the street there is a mix of 2 bed terraced and 3 or 4 bed semis. ours is a 2 bed end terrace with a massive extension on it, unfortunately when they did the extension they didnt make the bathroom bigger or add a downstairs toilet.

    here is a couple of pics of the current bathroom, yes it is a corner bath...

    Before all the expensive solutions, at the very least, perhaps have the bathroom door open outwards so you have the extra space for storage? I would also consider a standard bath so the floorspace is bigger.

    The fact that the toilet is right near the door creates a sense of cramped space and may be cheaper to reconfigure what you have - with or without a bit of another bedroom as suggested above.

    Imo 3:1 is usual 4:2 is standard requirement for a family. Research the resale price for a 3 bed in your area if going that route.

    Is there room to add an ensuite/shower room/downstairs toilet?

    Reading back, OP is talking about 4+1 or 3+big 1+study. No 3+2 or 4+1 option.

    For sale I would go 4+1, but get rid of the corner bath and put in a bath with shower above. Can the bath fit width ways against the far end of the bathroom?

    Don't buy either. Get 3+2 ot 4+2. Or find one where you could do extension / use some space for second bathroom. With 4 people in family and one bathroom which is the only toilet at the same time it is not going to be pretty.
    The word "dilemma" comes from Greek where "di" means two and "lemma" means premise. Refers usually to difficult choice between two undesirable options.
    Often people seem to use this word mistakenly where "quandary" would fit better.

    What about a compromise for now? Put a new bathroom in but leave the other bathroom for now - don't rush to get rid of the plumbing.

    See how you like it for a while with 2 bathrooms and then decide whether you really want a tiny study instead.

    Corner baths work in big bathrooms not in small ones. You need to be able to walk around it and you can't do that in that bathroom. Reconfiguring that bathroom should be easy enough and give you enough space to work with any babies that may need to be bathed.

    But yes, I think the OP should remodel the existing bathroom with a standard sized bath and it may not feel so small :)
  • Use the smallest bedroom as the larger bathroom, if you have three good sized bedrooms. Maybe remodel the existing bathroom into a toilet / shower room as all the plumbings are there.
