I have recently applied for a new holiday let mortgage with Leeds BC. I have a perfect credit score with Experian, very poor with equifax. This is due I've just found out to a long standing debt of £20 with BT. Upon contacting BT painfully by phone they did not have clue of the debt and assured me all my BT accounts were up to date and would not affect my credit score.
Leeds BC assuerd me they used experian ( for business ?? ) not equinox when I informed them of the above issue.
They turned my application down solely because of the BT debt even though it did not show on experian.
Equifax have been great and tracked down the account to a BT yahoo email account of £1.00 per month.
I have cleared the debt now even though I haven't got a clue what its for.
Meanwhile Leeds BC will not review my application for 3 months.
This has cost me now a lot of time and money.
My question is do I have any options to appeal to Leeds BC or the ombudsman ?
Im now struggling to get a mortgage and its causing me problems

OP didn't mention anything about the credit 'score'. He asked a question because he had been turned down due to a default on his file that lenders absolutely do see.
You need to find out more about this Yahoo account. Is it your account for a start?
You obviously managed to get in touch with the lender of this account to clear it, but clearing it isn't enough to get rid of a default - if the account was yours and payments were missed then the information is factual and will not be changed - the default will 'fall off' your credit files 6 years from the date of the default, regardless of whether they are paid.
If it was your account, did you receive any emails or letters regarding the payments (perhaps to the email address the account was for?) If not, why not? What are BT/Yahoo saying about it?
No, you won't be able to appeal to Leeds. If your file is incorrect that isn't their problem, and really you should have checked all three agencies yourself before making an application.0 -

He mentioned "perfect score", im informing them that the score isn't seen by lenders. The fact the experian score is perfect and the equifax score is very poor should indicate the scores aren't of any use.0 -
I need to get the default removed as I was not aware of it until I registered with equifax. BT did not contact me about it by phone, post or email. Is there anyway to remove it from equifax ?
Ive spent hours talking to BT in India and they do not have a clue about credit files etc.
This £20 accumulated over 12 months is potentially costing me £100K0 -

Your credit file should have a contact address for this account so you need to write to them to find out more about it and to negotiate the removal of the default - you may get lucky depending on the circumstances.
This letter will be dealt with the debt team who will not be in an Indian call centre and will know an awful lot about credit files and will have the authority to remove it should they deem that appropriate.0 -
No contact address, only the last 4 letters of the account number.
Equifax managed to get me the whole acc number and provided a phone number which was a standard BT contact number in India. Dead end there apart from paying off the £20.
I suppose the real question I have is who do I appeal / write to attempt to get the default notice removed ? Equifax or BT ?0 -
No thats it they reed a 'side rule' which ignores the default amount. But that failed because of the length of the same default.

That's the bit where you are getting caught up in credit scores.
So so many factors come into play in a mortgage application which can include but is certainly not limited to:
How much you earn.
How much available credit you have.
How much of your available credit you are using.
How long you have had access to credit, and the age of the various accounts on your file.
How many open (active) credit accounts you have.
Your total 'debt' level.
Whether you are on the electoral roll for your current address.
Whether there are any 'gone away' notices or fraud markers on your file.
Whether you have used any short term or 'payday' loans, regardless of whether repayments were made on time.
Whether you have any missed or late payments, or defaults on your file.
And just in case you were about to say "but I don't have any credit cards, and I've never needed a loan" which I read so much in this forum, bear in mind that not having access to any credit at all can be just as bad as having loads - by having none you have not demonstrated an ability to manage credit facilities and make repayments.
Every lender has their own criteria which has nothing to do with the score any of the agencies make up.
A default on your file is often an automatic no for a high street mortgage application, but removing the default does not guarantee you will be accepted based on the rest of your credit history and the other unknown criteria the lender applies.0 -

As you can see from my post it's a holiday let mortgage so criteria is quite different
I'm no worried about my score
The lender explained the default its self is what's causing the problem.
My basic question is who can I appeal to , to have the default removed as I believe it's unjust0
