Its basically what is allowing us to do such big overpayment savings as it pays most of the bills outside of the mortgage. Well worth giving it a try!
I am living and working away at the moment and would feel strange having someone in my house while I am not there. Mr AJM agrees so as soon as I move back we are going to give it some serious thought. You can block out dates you dont want to do on your calendar. Maybe you could convince him by just starting off with friday and saturday nights?
In theory having no competition means you can charge more, but maybe you might want to go cheaper to get some reviews. We started off £19 a night and moved up to £35 now we have lots of 5 star reviews.:)Mortgage Free 22/03/17

Just a quick question, I know you have solar panels. We've had them for 6 months and import 3-5 units per day in this last 6 months. What can I expect that to increase to in the winter months as a guesstimate. 2 x, 3x ? Assuming doing washing etc when generating when we can etc.
I'm expecting to need to turn on oil water heating back on beginning of October Is that a reasonable assumption.
I know it's not a MFW question but it kinda is as I want to plan my bills and I think you might be in the know!0 -

So, we have a 3 bedroom house but only two of us in it. Bear in mind though we have airbnb guests 3-4 nights a week so extra used there. I leave the hot water timer on all year round but only to come on for an hour in the evening, because of the thermostat, this way it tops up anything the sun has not done. Obviously in the summer it never comes on but in the winter it comes on most days
Here are some bills I have easy access too. As you can see its about double for electricty but the gas is a massive difference. Obviously, there is heating as well as water here making the difference but you get the gist.
Electricity
November 2015 - 157kwh
January 2015 - 140 kwh
June 2015 - 80 kwh
July 2015 - 88 kwh
Gas
November 2015 - 70 units
January 2015 - 127 units
June 2015 - 6 units

Quick airbnb update!
We have noticed our bookings have slowed down a little in August and a little investigation shows that a few new hosts have appeared in our local area. One undercutting us by £7 a night, but they don't have a private bathroom or 58 5 star reviews.
To combat this we have dropped from £32 to £30 a night and put instant book on. Instant book allows guests to book without us having to approve them and it supposedly results in more bookings. We have set it to only allow people with at least 5 good reviews from other hosts.
Lets see how this goes!
In other news, I did a matched bet on the Arsenal Liverpool game last night which was a £35 profit if either won or £37 for the draw. It was a draw! Woop!Mortgage Free 22/03/17
