Estate Agent has emptied my flat

    You have no evidence anything went in a skip,

    assume the stuff was stolen get the police on the case.

    In the politest way possible I would tell the landlord where they can stick the £100 goodwill gesture. I don't think that either than landlord or letting agent understand how bad this is.

    You don't need a no win no fee outfit. Phone Shelter for some free advice and write the letters and file a claim (if necessary) yourself. Since you're at university there might be someone there who can assist you.

    Second Pixie's great advice, go to your student's union, and ask to speak to the housing advisor.

    This is either Theft or illegal eviction, or both.

    Regardless the LA and LL have no idea the SH__storm they are in if they think £100 will cover it.

    How much are you looking to get? I didn't see a figure presented earlier in the thread. May make it easier to advise. I accept a 'gesture of goodwill' is insulting, if the figure your after is £125 then I would say take the money, if the value is £500 I would say fight on.

  • Going on what has been said in this thread, I would think that the 'goodwill gesture' is simply their way of placating you so you won't take it further. They're hoping you'll accept the money because they probably owe you a lot more and they know it.

    I'd contact Citizens Advice or an organisation like that to find out where you stand, and let the landlord/agency know that you are seeking legal advice. That will show them you are serious about getting your full compensation back.

  • The figure was roughly £800 worth of items. I'll just point out that this wasn't student accommodation. I'll contact shelter, and see what advice they can give and also university. As I'm out all day this will have to wait till tomorrow unfortunately.

    May not be student accomodation but your union will still advise/assist. Go and see them.

    I agree with everyone above - reject and fight on.

    I'm tempted to suggest a phone call (unrecorded) to the agents suggesting you are going to the police to report the thefts. It might make them think again.

    Otherwise, yes, it's a civil court claim.
  • Universities will still be able to give assistance with private lets so please speak to them. They will have better knowledge of housing law than the bunch of clowns in that agency!

    But your property has been stolen? Have you reported what has happened to your insurer? The police?

    Have you advised the EA that you will approach the police?
