You could try reading up at Snagging.org or at brand-newhomes dot etc etc

Both have substantial info on snagging issues and questions.

good ones...a friend of mine lives on a new build site and the post delivery was a nightmare for over a year, as the streets didn't have names and the doors didn't have numbers for ages, royal mail were unable to deliver, so returned the post, the site manager kept blaming RM when infact it was his duty to fix the problem not RM.

Anyone in a new build. put a sign in the window with street name and house number until its sorted.
People pay 00's of thousands and then wont put a number on it!

I was also talking about the owners...a poster in the window of a house is not much help if that house is in the middle of a row tho, the postie had given up before he sees the poster.

Of course there are work arounds for this problem, the OP was asking about potential prolems, this is one.

So how did the visit go?
  • What's your schedule for the rest of the estate? How long will local building continue, roughly? When will my road be tarmaced? What time do labourers start in the morning? Do they work at the weekends? What's the name of the street?! When will we get road signs? Have phone lines been connected? What's the postcode? What type of locks have I got (for insurance quotes)?

Great points. I have a friend who lives on a new build estate and their house is now about 2 years old, yet they still haven't tarmaced the road and are still building away at the back of the plot.... would annoy the hell out of me if that was my street
A big believer in karma, you get what you give :A

If you find my posts useful, "pay it forward" and help someone else out, that's how places like MSE can be so successful.

That's why it still hasn't been tarmaced, the development isn't finished...

Visit went really well. Site manager loved talking about the houses and the stages of build. Gave me a lot of confidence as he clearly cared about what they were building.

Also really positive about the snagging, said about keeping a detailed list as he would look to sort it quickly. Showed me certain things he did that he didn't have to, e.g glueing the floorboards as well as nailing them down as it stops the wood creaking when it moves.

It could all be sales speak but certainly gave me a lot of confidence. Asked me practical questions as well such as if we were hanging a TV on the wall and said he would ensure it was a different type of plasterboard fitting so we got a better surface to mount on.

Asked all the questions suggested but some he couldn't confirm but would look to solve prior to moving in on our familiarisation visit.
