New build - meeting the building manager

Hi All,

Got an appointment to meet the site/building manager tomorrow for a new build I'm in the process of buying.

Was hoping to get advice on what I should be doing during this meeting to ensure I get the maximum out of it.

Is there anything anyone can recommend asking about? What sort of things should I be on the look out for?

Apparently, it is a standard meeting that all developers offer so must be something worthwhile to be had from it.

    Depends what build stage its at I guess. Questions we asked where things like (we had the meeting close to completion) where is the stop for mains water and electricity. What's the process for snagging if needed. How will the garden be finished, when are you moving the fence panel so it's actually to plan etc. How do some of the appliances work and what cracking should be expect and when...

    What is the number for emergency repairs? eg communal entrance doors, leaking roofs etc.
    What routine maintenance is planned & when?
    how long will snagging take?
    What are the fire/flood procedures?

    Thanks both. Really good answers, hadn't considered a lot of those. Build is expected to complete early next month so pretty much there I think. I'll make a list of these.
  • What's your schedule for the rest of the estate? How long will local building continue, roughly? When will my road be tarmaced? What time do labourers start in the morning? Do they work at the weekends? What's the name of the street?! When will we get road signs? Have phone lines been connected? What's the postcode? What type of locks have I got (for insurance quotes)?
    Grateful to finally be debt free!

    when is the road going to be adopted
    Don't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.

    good ones...a friend of mine lives on a new build site and the post delivery was a nightmare for over a year, as the streets didn't have names and the doors didn't have numbers for ages, royal mail were unable to deliver, so returned the post, the site manager kept blaming RM when infact it was his duty to fix the problem not RM.

    Where is the water meter? Sometimes they are a little bit away on the pavement in a group so you want to know which is yours.

    Also in a new build we had trouble finding out who the gas supplier was as the builder hadn't registered it and none of the gas companies could find any record of the meter, the neighbours has the same problem. In the end it was several years before we got our first bill.

    Also as it's likely been raining I'd suggest you check the garden for any water logging.
  • Because I am the eternal cynic.., download a recording app to your phone and record what he says. Just in case he makes a statement/promise that once you've exchanged, they don't keep to. It may help.
