    You're desperate to sell AND the estate agent is aware you'd accept much less? Please explain why you don't simply reduce your asking price?

    Also a bit backwards offering on a place when you've not yet sold your own home. Could get expensive and drawn out!

    If OPs next home is the dream home, then go grab it. Take 225k for yours and get where you want to be. Even if you have to put up with not being able to renovate, at least you have a lifetime to get it right

    People want move in condition and TBH it looks pretty reasonable on the inside. The major issue I see is the outside. Get the rear garden ripped out, fresh flags put in - new lawn put in. Its a shame you are so far away as I would gladly help you out with the garden.

    No, because you can't see the front of the house through the tree, so the EA has had to settle for the gable end.

    Please have a look through your pictures. What do you think? In my opinion I think you are assuming that buyers will get past the clutter and imagine themselves how they will. They often don't. You need to stop thinking of it as your home, it's going to be somebody elses.

    Outside - The tree looks overbearing. There is not much of a front garden. I would put some hanging baskets and some pots out for colour. It is all beige or green. The moss needs clearing from the path.

    Kitchen - The Kitchen needs decluttering. It is not dressed for a sale. It looks like everything there is for your convenience. For instance the wipe clean tablecloth. Remove the red lampshade and blind. Replace with a wooden blind and a natural looking lampshade. Remove as many of the items on the sides as possible to create sense of space. Is the gap to the left of the sink meant to be there, with the kickboard at the bottom, it looks unfinished.

    Living room - Cables behind TV do not look good. Lots of personal pictures on the walls. You need to depersonalise the space. The rug makes the room look smaller, I would remove it for now.

    Garden - It looks untidy on the pictures. It is an area which says 'I need work'. Some of the leaves on the ground make it look like on the market for a while. It needs pimping up a bit and adding some colour.

    Bedroom 1 - Items dumped in the corner of the room makes it look like you have probs with storage. Do you really need the TV there, it makes the room look smaller.

    Bedroom 2 - You really need to declutter. It looks too full. I know this is your babys room, but if you need to keep it all, put some in storage until you move.
  • Thanks for all your advice, will certainly look into it. I suppose you need new eyes to see past things you see every day!

    In terms of putting in an offer, the vendor is aware of our position and it was his choice to accept or not.
