It's all relative, you can't even buy a 2 bed flat around here for £250k.
As above, I would declutter the kids bedroom, remove the bag from the main bedroom (on left of TV), possibly even the small table.
It is not really fair to use the word declutter, I think your house looks lovely and tidy, but you just need to empty it as much as possible.
It's difficult to get rid of the steriliser in the kitchen, but I would hide the toaster, etc, and put flowers on the shelves instead of various products
Can you put a double bed in the second bedroom? If so, could the details state accurately "2 double bedrooms"?

* Take a high pressure cleaner to the drive to clear the moss, do same to the patio out back.
* Clean up the garden, cut back all the bushes etc., I'd even consider new grass/turf and put some cheap garden furniture out on the patio, 2 chairs and a little table would be fine, gives an impression of enjoyable outdoor living.
* Add bathroom pictures, it's one of the first thing I'd look at as a buyer.
* Take the TV out of the master bedroom, it dominates the room, also see if you can rearrange the furniture a bit to make it look more spacious, the picture makes it look very cramped in there.
Now, for things you can't change, for an 'upgraded' kitchen, it doesn't look very upmarket, sorry to say. Non-integrated appliances, no unit round the boiler, it's clean and tidy (though the lamp shade really clashes), but I wouldn't stamp it as 'upgraded'. Also, it is very small as a kichen/diner, but I don't think the lounge is large enough to put a table and chairs in there, especially with the staircase in there.
Bedrooms are also small, too small for me.
Only 1 bathroom/toilet, which would also put me off from the bat.
There are larger 3 bedroom houses for sale in the area at just slightly more than your asking price and there is a comparable 2 bedroom end-terrace house on at 230k quid which is just as well, if not slightly better presented than your house...

Looking on Street View it would be difficult to get a front-on picture of the exterior, because of that tree. If it doesn't have a TPO I'd take an axe to it.
If you have to keep the tree could a picture be taken on the rear view, from the garden to the house?
Clear some of the stuff off the kitchen worktops to make it seem like there's more usable space.
If the EA crouched down a bit, s/he wouldn't get the lampshades in. The current ones make your ceiling height look really low.
The lawn looks knackered. If I were a potential buyer I'd be wondering how much it'd cost to replace.0 -

I'm not seeing 25k added value. You can boast a Belfast sink but if your lawn has about as many holes as my underwear, people wil opt for a property that looks more cared for.
OP I'm not getting at you, I'm looking with the critical eye and research I make when looking at properties
If you are going to market at 25k more than its really worth in competition terms etc, it has to be immaculate. The floor plan shows it's a two up two down and therefore all the clutter has to go.

Who is the target audience. The kitchen is very mumsy is cluttered and looks dated, kids room looks like a rental. Tarmac drive covered in moss is not a good look.
From a look on right move I think your asking price is on the high side, maybe 10% too much.
If you Need to see you need to Be realistic, 230k looks fairer.0
