    Wow, no disrespect but you don't get a lot for your money in Witney do you!!!

    I would suggest that you declutter the kitchen and colour co-ordinate it a bit better. You appear to have orange chairs/tiles and worktops matched with red/pink blind and light fitting. Make things more neutral to give illusion of space and clear as much as possible off the work surfaces as there isn't a great deal of workable space. Also get rid of the table cloth. All this will give a greater illusion of space.

    Lounge and main bedroom are fine.

    Declutter child's room - can you put doors on the wardrobe? There really is a lot on show in there - maybe box some of it up.

    Also a bathroom picture would be helpful.

  • Thanks, and have already started on some of those things (doors etc). The colours are really overexposed which is annoying but was hoping to paint table a cream colour this week. Can I request new photos then?

    And yeah, Witney is VERY expensive!

    I live there too and house prices are extortionate! Maybe ask for the photos to be redone, declutter kitchen by literally removing everything (even appliances) off of the surfaces- stick it all in the cupboards. Also maybe think about removing the moss off of the drive, it makes the headline picture look a bit uncared for.

    You could do with removing the moss from the drive. Could the EA not get a better photo from the front of the house.

    You need to declutter, what's all the stuff on the shelf near the boiler. It suggests you don't have enough cupboard space. Can the table go further into the corner of the kitchen to give more floor space. Back garden looks very unloved.

    Also are the bedrooms the same size? The particulars say so.

    First thing that came into my head is: What is the status of the tree in the front garden? Is it protected (by TPO or deeds etc...)? Because it seems to me that it blocks an awful lot of light from your windows and is sucking the life out of the rest of the garden. I love trees but I wouldn't want one that close to my front door.
    Come on people, it's not difficult: lose means to be unable to find, loose means not being fixed in place. So if you have a hole in your pocket you might lose your loose change.

    I think your house is really lovely, but a few things that caught my attention:

    There is no real front on pic of the house which seems a shame

    No mention of central heating/double glazing although assume this is in place

    Agree garden looks a bit untidy, can you put some pots around? it looks a little overly green, if you know what I mean

    No bathroom pic at all

    Generally, I think the descriptions are pretty rubbish and don't do the house justice. If that is your shed, there is no mention of it either.

    Better pics and better write up - but think it is lovely and wish you well in selling soon!

    I'm paying £305 per square foot for a new build not a million miles away and your home appears to be £422 per square foot.

    * Take a high pressure cleaner to the drive to clear the moss, do same to the patio out back.
    * Clean up the garden, cut back all the bushes etc., I'd even consider new grass/turf and put some cheap garden furniture out on the patio, 2 chairs and a little table would be fine, gives an impression of enjoyable outdoor living.
    * Add bathroom pictures, it's one of the first thing I'd look at as a buyer.
    * Take the TV out of the master bedroom, it dominates the room, also see if you can rearrange the furniture a bit to make it look more spacious, the picture makes it look very cramped in there.

    Now, for things you can't change, for an 'upgraded' kitchen, it doesn't look very upmarket, sorry to say. Non-integrated appliances, no unit round the boiler, it's clean and tidy (though the lamp shade really clashes), but I wouldn't stamp it as 'upgraded'. Also, it is very small as a kichen/diner, but I don't think the lounge is large enough to put a table and chairs in there, especially with the staircase in there.

    Bedrooms are also small, too small for me.

    Only 1 bathroom/toilet, which would also put me off from the bat.

    There are larger 3 bedroom houses for sale in the area at just slightly more than your asking price and there is a comparable 2 bedroom end-terrace house on at 230k quid which is just as well, if not slightly better presented than your house...
