    No decline will be registered on your file. It's merely any enquiry. Mortgages fail to complete for any number of reasons.

    Little bit of extra info we've just found, seeing as we've got paperwork everywhere.....

    Partner had a cheque bounce in April 2012 with a charge of £8, but this doesn't show anywhere on credit file and doesn't seem to be affecting the 'score'.

    Only found it by going through bank statements after reading another post on here.

    I'll be ringing our 'advisor' tomorrow to see what the crack is, along with Halifax themselves if I can, any questions you guys think I should be asking, I have a list but want to see if I've missed any.

    Ok, in this order

    Why exactly did Halifax decline it and specifically what did the person declining say?

    There are 3 boxes at the bottom of the commitments page asking about previous credit issues, did they tick any of these boxes?

    I have been more specific that I would generally be on the basis that clearly you are living and breathing this and are stressed.

    Please try and keep to one thread on here though as can get confusing

    Do not get general answers to my questions, get very specific answers and do report back and we can give some informed opinion..

    Well,
    Had a few 'eventful' phone calls today!

    Eventually managed to get info out of Halifax today that our broker had only submitted one month worth of pay slips and bank statments for us both!

    And one person even told me that I had a CCJ!! Until I told her to check it, which is when she came back to say that she 'Couldn't guarantee the default wouldn't affect it but payslips and statments were missing etc', so not good on that front.

    Bearing in mind our advisor had told us none of this!

    The first time we then called the advisor his secretary got pretty nasty and sarcy asking why we had gone behind their backs and how displeased she was!

    I asked her for a detailed answer on why it was declined and she said she didn't know and all they told her was that it was declined due to credit scoring - but no other explanations (Bare in mind I have already spoke to Halifax at this point)

    We since sent emails stating that unless they can resolve something this week that we will be changing brokers due to their incompetance, and got an email back telling us that they will not stand for abuse towards their staff! :rotfl::huh:

    I then later called back and asked about the missing statments to be told that they only supply the bare minimum, because if they forwarded everything the lenders would 'have to spend time looking through it all'


    They are now writing an appeal letter that contains more information - which is the information that should have been submitted to begin with, we're wasting weeks doing all this and we're out of the country for two weeks in a month :wall:


    It's just a waiting game now as to whether this letter makes any difference, if not we'll be going somehwere else.



    I just find it astonishing that this guy seems to think he's getting paid for doing a job that we have to push him to do and find out info for ourselves. :(


    We then asked about a 'Plan B' incase this fails and the asnwer was 'Oh I dont know'!!!!!!!! :mad:

    I asked about a lender with a higer rate until my default drops off, and to then remortgage with a normal high street lender, again 'I dont know'!!

    I'm actually really quite annoyed here, this is our future that this guy is messing around with.

    I also asked why he applied to Halifax which is part of Lloyds group, which is who my previous default was with, and their answer was 'They said it was ok'.

    This guy honestly hasn't got a clue.

    Apologies if this seems rushed but I'm about to go out for a bit and thought I'd jot it down while it's still Monday.

    Halifax also advised me that they use Call Credit to check on folk, so on their advise I got a copy of that this evening.

    Again nothing untoward apart from 25months ago I took out £200 cash on both credit cards to cover a shortfall in not being paid on time by work which was paid off instantly when paid, not sure how I've missed that before and not sure one on each card will make a difference too much.

    But again, surely something I'd have expected the advisor to have picked up and asked about.


    Partner also checked her credit file and is squeaky clean.

    Would they care about £200 cash on a credit card from 2 years ago? So long as it was paid on time I would have thought they would not even known about that.

    Some more news today.

    When we first applied via the broker (or rather just before) he sent us a KFI that was done via mortgage brain, we didn't receive one from Halifax themselves.

    Mortgage then got declined because of our dull broker.

    Appeal letter got sent off just before end of play Monday (no idea if by email or post) and now I've got home today to find a KFI direct from Halifax themselves which is dated yesterday.
    And still no word from the broker.

    We have no idea what to make of this now.
